About Golf Veduta

Golf Veduta is a twin-building residential complex, Tower A and Tower B, in the Golf Town sub-community of DAMAC Hills, also known as Akoya by DAMAC, in Dubai. It was developed by Damac Properties, with construction beginning in August 2013 and the project substantially complete by 2016, though one source places full completion a year later, in 2017. Dubai Land Department records list the project under “DAMAC HILLS, GOLF VEDUTA”, registered in the Al Hebiah Third area, part of the wider DAMAC HILLS master project.

Each nine-storey building holds apartments across its upper seven floors, with a small number of townhouses on the first two floors, for around 150 units across the two towers combined. Golf Veduta sits alongside several similarly named, separately developed sister complexes in the same Golf Town sub-community, including Golf Horizon, Golf Panorama, Golf Terrace and Golf Vista, distinct buildings, not the same development, despite the shared naming pattern. Dubai Land Department records show dozens of recorded sale transactions on file for the building.

Golf Veduta, Golf Horizon, Golf Panorama, Golf Terrace and Golf Vista are five architecturally similar, individually developed and separately registered twin-building complexes lining the golf course in DAMAC Hills' Golf Town sub-community. They share a design and naming template but are not the same building or the same DLD project.

Location & Nearby Landmarks

Golf Veduta sits in DAMAC Hills’ Golf Town sub-community, close to Trump International Golf Club, within the western quarter of Dubailand. For the wider community, see Royale Stays’ Airbnb management guide to DAMAC Hills.

Nearby landmarks include Trump International Golf Club (about 0.8 km), DAMAC Hills Park (about 0.6 km), Mudon Central Park (about 1.6 km) and Studio City Park (about 2.5 km), with Dubai Miracle Garden and Global Village both a short drive away. Drive times from Golf Veduta run roughly 27 minutes to Dubai Mall, 22 minutes to Palm Jumeirah, 24 minutes to Burj Al Arab and 26 minutes to The Walk at JBR. Dubai International Airport is about a 32-minute drive and Al Maktoum International Airport around 29 minutes.

Unit Types at Golf Veduta

Golf Veduta’s apartments run from studios up to multi-bedroom layouts across the seven upper floors of each tower. Sources vary on the exact upper bound: one lists studio to four-bedroom apartments, another describes the ready market as studio to three-bedroom units, and both are given. Dubai Land Department records classify most units as standard residential flats, though a documented minority of studios are separately classified as hotel apartments. Eight townhouses, on the first two floors, complete the roughly 150-unit total.

A precise unit-count breakdown by exact bedroom type across both towers was not found in the sources checked. One property research site's editorial text describes apartments up to four-bedroom layouts, while a separate off-plan/ready-property portal frames the ready market as studio to three-bedroom units; both sources otherwise agree on the studio-and-up apartment shape and the overall 150-unit, twin-tower structure, so only this upper-bound figure differs.

Amenities at Golf Veduta

Golf Veduta’s shared amenities include a swimming pool, a gymnasium with separate changing rooms for men and women, landscaped gardens, a kids’ play area, concierge service, a lobby, fire safety equipment, high-speed elevators, 24-hour security, covered parking and views toward the adjacent golf course.

Transportation & Access

Golf Veduta has limited public transport directly on site, so a car is effectively essential for residents, as with most of DAMAC Hills. Road access is strong via Al Qudra Road and Emirates Road (E611), giving a direct route toward the rest of Dubai. Dubai International Airport is about a 32-minute drive and Al Maktoum International Airport roughly 29 minutes; central Dubai destinations such as Dubai Mall and Palm Jumeirah run 22-27 minutes by car.

Dubai Land Department sale transactions recorded in 2026 show studio units (462-520 sq ft) selling from around AED 600,000 to AED 648,000, about AED 1,250-1,330 per sq ft. A one-bedroom unit (777 sq ft) closed at AED 1,000,000, about AED 1,290 per sq ft, and a two-bedroom unit (1,472 sq ft) sold for AED 1,900,000, about AED 1,290 per sq ft. Separately recorded mortgage-registration and gift-type transactions at the same building were excluded from these figures, since they do not reflect open-market sale prices. Airbnb & Short-Term Rental Income Potential

Golf Veduta has a mixed classification: Dubai Land Department records show most units as standard residential flats, alongside a documented minority of studios classified as hotel apartments, and one source describes the whole project as a hotel complex built by Damac Properties. For a standard residential unit here, the usual owner-direct DTCM holiday-home permit route applies; for a hotel-apartment-classified unit, the permit is arranged through the building’s own management company rather than a standalone owner application. Royale Stays has no confirmed prohibition or restriction on short-term letting at this building.

Golf Veduta sits outside Royale Stays’ current core management areas of Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay, so no property-specific earnings figure is quoted here. The golf-course setting and DAMAC Hills’ wider amenities are the kind of features that photograph well for a short-stay listing. Royale Stays’ Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, are available from a management fee starting at 15%. Owners can submit their property for a free assessment.

Royale Stays has no current partnership, affiliation, or commercial relationship with Damac Properties. This page is an independent building guide for owners and investors researching the project.
