About Golfville

Golfville is a 15-storey residential building in Dubai Hills Estate, developed by Emaar Properties. Construction began in July 2019 and the building was completed in October 2023. Golfville comprises a mix of one- and two-bedroom apartments across its blocks (Block A confirmed in Dubai Land Department transaction records), ranging from roughly 494 to over 1,000 square feet depending on layout.

The building is designed around a collaborative-living concept, with fully-equipped co-working rooms, a floor-to-ceiling library, and a games room for use by residents. Many apartments have views over the adjacent golf course and surrounding parkland.

Golfville is open to buyers of all nationalities on a freehold basis, consistent with Dubai Hills Estate's status as a freehold master-planned community within Mohammed Bin Rashid City.

Location & Nearby Landmarks

Golfville sits in Dubai Hills Estate (Hadaeq Sheikh Mohammed Bin Rashid), part of Mohammed Bin Rashid City, at the crossroads of Umm Suqeim Road and Al Khail Road. The Dubai Hills 18-hole championship golf course and its clubhouse are immediately adjacent to the building, Dubai Hills Park is roughly five minutes away, and Dubai Hills Mall, with over 650 shops and restaurants plus a hypermarket and cinema, is also close by.

Unit Types at Golfville

Golfville offers a mix of one- and two-bedroom apartments across its 15 storeys, ranging from roughly 494 to over 1,000 square feet depending on layout and block. Each apartment includes a balcony, and select units overlook the golf course and surrounding parkland.

Amenities

Golfville's amenities include a gymnasium, an indoor-outdoor cinema, a swimming pool, and a yoga lawn, alongside fully-equipped co-working rooms, a floor-to-ceiling library, and a games room. Transportation & Access

Dubai Hills Estate does not currently have its own Dubai Metro station. By road, Golfville sits at the crossroads of Umm Suqeim Road and Al Khail Road, both major arterial routes connecting to the rest of Dubai. Dubai Hills Mall and Dubai Hills Park are both a short drive away, and the wider Dubai Hills Estate community sits between Al Khail Road and Umm Suqeim Road, giving reasonably central access across the city.

Distance and access details are sourced from building and community location data; treat as general estimates, not live traffic figures.

Price Guide: Buying at Golfville

Recent Dubai Land Department-registered sale transactions at Golfville put typical resale pricing for one-bedroom units at roughly AED 1.04m to AED 1.2m, for units of approximately 496 to 507 square feet, and two-bedroom units at roughly AED 1.58m to AED 2.0m, for units of approximately 745 to 1,018 square feet, working out to approximately AED 1,800 to AED 2,700 per square foot depending on the specific unit and transaction.

According to the Land Department, the project was valued at approximately AED 138,922,000 at the time of development, an estimate submitted by the developer prior to construction; the final cost may have differed.

Figures above are sourced from Dubai Land Department transaction records published via propsearch.ae's Open Data feed, as of September 2026, and will move over time; they are a general guide, not a live quote. A separate broker marketing page lists a much lower 'starting from AED 771,888' asking figure, well below every real DLD sale transaction found above; that figure appears to be a stale, outdated broker listing predating the building's 2023 handover and current resale market, and is not used as a pricing basis here.

Airbnb & Short-Term Rental Income Potential

Any short-term rental of an apartment at Golfville would require a DTCM holiday-home permit, the same as anywhere else in Dubai. Dubai Hills Estate is not currently among Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so no earnings figures or managed-listing history are implied for this specific building. A short-term rental listing was found operating in the building via a major booking platform, an independent, third-party listing unrelated to Royale Stays.

Owners of a comparable Dubai freehold apartment elsewhere in Royale Stays' core managed areas can enquire about the company's standard short-term rental management services, which start from a 15% fee and cover furnishing, photography, pricing, check-in, guest communications and maintenance. Every short-term rental in Dubai also requires a DTCM holiday-home permit.
