About Golf Terrace

Golf Terrace is a twin-building residential complex, Tower A and Tower B, in the Golf Town sub-community of DAMAC Hills, also known as Akoya by DAMAC, in Dubai. It was developed by Damac Properties through its subsidiary Damac Crescent Properties, with construction beginning in August 2013 and the project substantially complete by 2016 (sources place the exact handover between an August and an October 2016 date). Dubai Land Department records list the project under “DAMAC HILLS – GOLF TERRACE”, registered in the Al Hebiah Third area, part of the wider DAMAC HILLS master project.

Each nine-storey building holds a small number of townhouses on the first two floors and apartments across the seven floors above, for around 150 units across the two towers combined. Golf Terrace sits alongside several similarly named, separately developed sister complexes in the same Golf Town sub-community, including Golf Horizon, Golf Panorama, Golf Veduta and Golf Vista, distinct buildings, not the same development, despite the shared naming pattern. Dubai Land Department records show an active resale market, with 50 recorded sale, mortgage and gift transactions in 2026 alone.

One property research site's page for this building briefly lists Golf Horizon alongside Golf Terrace A and B under a "sub-buildings" heading. Dubai Land Department transaction records and that same site's own structured location data both confirm Golf Horizon and Golf Terrace are separately registered developments under the shared Golf Town sub-community, not the same project; this page treats them as distinct, consistent with how Royale Stays' own Golf Horizon guide describes the relationship.

Dubai Land Department records classify most units as standard residential flats, though a documented minority of Golf Terrace A studios are separately classified as hotel apartments. The complex’s townhouses, on the first two floors, complete the roughly 150-unit total. Sources vary on the exact apartment bedroom upper bound, one puts it at three-bedroom, another at four-bedroom, and both are given.

A precise unit-count breakdown by exact bedroom type across both towers was not found in the sources checked. One brokerage's own floor-plan data shows sizes up to a 3-bedroom, 3,653 sq ft unit, while a separate property research site's editorial text describes apartments up to four-bedroom layouts; both sources otherwise agree on the studio-and-up apartment shape and the overall 150-unit, twin-tower structure, so only this upper-bound figure differs.


Amenities at Golf Terrace

Golf Terrace’s shared amenities include a swimming pool, a gymnasium with separate changing rooms for men and women, landscaped gardens, central air conditioning, covered parking, 24-hour security and views toward the adjacent golf course.


Transportation & Access

Golf Terrace has limited public transport directly on site, so a car is effectively essential for residents, as with most of DAMAC Hills. Road access is strong via Al Qudra Road and Emirates Road (E611), giving a direct route toward the rest of Dubai. Dubai International Airport is about a 36-minute drive and Al Maktoum International Airport roughly 29 minutes; central Dubai destinations such as Dubai Mall and Palm Jumeirah run 26-32 minutes by car.


Dubai Land Department sale transactions recorded in 2026 show studio units (520-522 sq ft) selling around AED 650,000, about AED 1,250 per sq ft, and a one-bedroom unit (842 sq ft) closing at AED 1,250,000, about AED 1,490 per sq ft. Two-bedroom units (1,489-1,902 sq ft) have sold from roughly AED 1.32 million to AED 2.45 million, about AED 837-1,290 per sq ft. Separately recorded mortgage-registration and gift-type transactions at the same building were excluded from these figures, since they do not reflect open-market sale prices. Golf Terrace has a mixed classification: Dubai Land Department records show most units as standard residential flats, alongside a documented minority of Golf Terrace A studios classified as hotel apartments, with one source noting the complex’s serviced units are managed by NAIA, Damac Properties’ own hospitality division. For a standard residential unit here, the usual owner-direct DTCM holiday-home permit route applies; for a hotel-apartment-classified unit, the permit is arranged through the building’s own management company rather than a standalone owner application. Royale Stays has no confirmed prohibition or restriction on short-term letting at this building.

Golf Terrace sits outside Royale Stays’ current core management areas of Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay, so no property-specific earnings figure is quoted here.
