About Capital Bay Towers, Business Bay
Capital Bay Towers is a twin residential development in Business Bay, Dubai, made up of two 22-storey buildings, Tower A and Tower B, sharing one podium base close to the Dubai Water Canal. DAMAC Properties developed the project, which broke ground in 2010 and was handed over in 2014.
Before the towers took their current name, the project was marketed early on as 'Maison DeVille Breeze,' with the individual blocks known as Maison DeVille A and Maison DeVille B. Those buildings opened with a mix of hotel apartments, but the development has since converted fully to standard freehold residential use across both towers. Business Bay is one of Royale Stays' core managed areas, and Royale Stays handles the setup, pricing and guest side of listing a unit here for a fee starting from 15%.
Location & Nearby Landmarks
Capital Bay Towers sits on Business Bay's canal-facing stretch, with Tower B fronting Al Asayel Street just off Al Khail Road. Upper-floor units in both towers get views toward the Burj Khalifa and the wider Downtown Dubai skyline across the Dubai Water Canal, and Dubai Design District is only a few minutes away by car.
Nearby schooling options include Maple Bear Nursery, about a 10-minute drive, and GEMS Our Own Indian School, about 7 minutes, for Tower A residents, plus Jumeirah International Nursery and Hartland International School, both around 10 minutes, for Tower B. For groceries, Spinneys, Carrefour Market, Choithrams and Gala Supermarket all sit within roughly a 10-minute drive, and restaurants such as Izakaya, Vyne, BASTA! Little Italy and Tulum are within 10 to 17 minutes.
Unit Types at Capital Bay Towers
Between the two towers, Capital Bay Towers offers studio, one-, two- and three-bedroom apartments. Tower A's mix tops out at two-bedroom layouts: studios run 495 to 541 sq ft, one-bedroom units 963 to 1,000 sq ft, and two-bedroom units 1,250 to 1,357 sq ft. Tower B adds three-bedroom apartments to the range, with studios spanning 416 to 637 sq ft, one-bedroom units 811 to 1,070 sq ft, and two-bedroom units 1,100 to 1,649 sq ft.
Propsearch's Dubai Land Department-linked building profile puts the total unit count at around 264 apartments across both towers combined. This figure was not independently corroborated by a second source, so treat it as an approximate, single-sourced number rather than an exact count.
Amenities at Capital Bay Towers
Residents across both towers share a temperature-controlled swimming pool, gymnasium, sauna and steam room, a landscaped courtyard, a kids' play area, covered parking, high-speed elevators, 24-hour security and concierge service. Tower B additionally offers a jacuzzi and aerobics room, and it is confirmed pet-friendly. A small retail arcade on the ground floor covers everyday needs, with a supermarket, medical store and salons on site.
Transportation & Access
The Avanti Tower bus stop, served by routes F19A and F19B, is about a 1 to 2-minute walk from Capital Bay Towers, making it one of the easier Business Bay addresses to reach without a car.
Business Bay Metro Station on the Red Line is roughly an 8 to 9-minute drive from the complex. Al Khail Road sits 4 to 7 minutes away by car and Sheikh Zayed Road about 7 minutes, giving quick routes to Downtown Dubai, DIFC and Dubai Marina for both residents and short-stay guests.
Capital Bay Towers Price Trends
Dubai Land Department transaction records show steady turnover at Capital Bay Towers, with recent studio and one-bedroom sales both landing within a fairly tight band.
A 429 sq ft studio in Tower B sold for AED 546,000 in August 2026, about AED 1,270 per sq ft. A 1,029 sq ft one-bedroom unit in the same tower sold for AED 1,150,000 that same month, about AED 1,120 per sq ft, while an identically sized one-bedroom was mortgaged for AED 920,000 just days earlier, about AED 894 per sq ft.
Pricing reflects Dubai Land Department's published Open Data transaction feed as captured via Propsearch's building profile in August 2026. Individual unit prices vary by floor, view and finish, so treat these as reference points rather than a current asking price.
Airbnb & Short-Term Rental Income Potential
Capital Bay Towers carries no confirmed short-term-letting prohibition. DAMAC Properties, the developer, is not a hotel brand subject to Royale Stays' one confirmed STR restriction, which applies only to Vida-branded buildings, so the standard Dubai holiday-home permit process applies here.
Because Business Bay is one of Royale Stays' five core managed areas, Royale Stays already runs Airbnb and holiday-home listings across the neighbourhood and can bring that same setup, pricing, guest communication and maintenance coordination to a unit at Capital Bay Towers for a management fee starting from 15%. The building's canal-adjacent setting, studio-to-three-bedroom unit mix, and walking-distance access to Business Bay's bus network are all features that typically help short-stay listings in this part of Dubai.
