Sensoria at Five Luxe is a 42-storey freehold residential tower in Jumeirah Beach Residence (JBR), built directly beside the FIVE LUXE JBR hotel on the beach side of Dubai Marina's waterfront strip. The Dubai Land Department lists the building under the Marsa Dubai area, and it is a standalone, individually-titled residential development, not part of the hotel's own room inventory. Construction began in September 2022 and the tower was handed over in October 2025, so it is a completed, ready-to-move-in building rather than an off-plan project.
The project was developed by Skai Holdings through its subsidiary Five Real Estate Development, and sold and marketed directly by FIVE Hotels and Resorts, some portals shorthand the same developer as Five Holdings (Skai). Most floors hold only two apartments, with several units configured as full-floor residences, and the Dubai Land Department has already recorded around 50 sale and mortgage transactions on the building, evidence of an active, individually-owned resale market rather than hotel-operated inventory.
Sensoria at Five Luxe is physically attached to and shares branding with the FIVE LUXE JBR hotel next door, but the two are separate: this guide covers the individually-owned residential tower, not the hotel's own guest rooms or its bookable "Sensoria Suite" hotel product.
