About Bright Corner

Bright Corner is a five-storey residential building developed by Fandah (styled Fandah Group on some listings) in Meydan Avenue, Nad Al Sheba 1, part of Mohammed Bin Rashid City, within the wider Meydan Racecourse master project. The architectural consultant was Art Consultants Dubai. Construction began in September 2016 and the building was completed in December 2018, with handover cited as 2019 on some listings, a normal completion-to-handover gap rather than a real conflict.

The building comprises 40 residential units across one and two-bedroom layouts, plus a single ground-floor commercial unit currently occupied by a laundrette. One-bedroom apartments run roughly 793 to 909 sq ft and two-bedroom apartments roughly 1,107 to 1,247 sq ft, based on recent Dubai Land Department transaction records for the building, consistent with the developer’s own stated size range.

Bright Corner is a distinct, standalone Meydan Avenue building. No sister phase or other Fandah-developed building of the same name was found in research for this guide.

Location & Nearby Landmarks

Bright Corner sits on Meydan Avenue in Nad Al Sheba 1, part of Mohammed Bin Rashid City, a short distance from Meydan Racecourse. The Meydan Hotel is around 1.3 km away, with dining and nightlife options including Equus Pool Bar, Farriers Restaurant and Millennium Lounge. Dozens of everyday outlets sit within a short walk, including supermarkets, cafes, pharmacies and salons, several at neighbouring residential buildings along the same street, among them Taupe Residence roughly 0.2 km away.

For the wider area, see Royale Stays’ MBR City area guide. For a fellow Meydan Avenue building with an established Royale Stays content presence, see Taupe Residence, Meydan.

Unit Types at Bright Corner

Bright Corner offers one and two-bedroom apartments across its 40 residential units. One-bedroom units run roughly 793 to 909 sq ft, based on recent Dubai Land Department transaction records, consistent with the developer’s stated 797 to 909 sq ft range. Two-bedroom units run roughly 1,107 to 1,247 sq ft in the same transaction data, with the developer separately citing a wider range up to around 2,895 sq ft for larger configurations. A single ground-floor commercial unit, currently a laundrette, sits alongside the residential floors.

One older Dubai Land Department record shows a smaller 397 sq ft one-bedroom unit sold in December 2025, well below the building's typical one-bedroom size range; treated as a size outlier rather than the building's standard entry-level unit.

Amenities

Bright Corner is a boutique mid-rise building rather than a large amenity-led tower, with its single ground-floor retail unit serving residents directly. The wider Meydan Avenue strip supplies most day-to-day amenities within walking distance, including supermarkets, cafes and restaurants, pharmacies, salons and a gym, plus the Meydan Hotel’s bars and restaurants around 1.3 km away for a fuller night out.

Transportation & Access

From Bright Corner, Dubai Mall is roughly a 13-minute drive, Burj Al Arab around 22 minutes, Palm Jumeirah around 23 minutes and JBR around 27 minutes. Dubai International Airport (DXB) is roughly 16 minutes away and Al Maktoum International Airport (DWC) roughly 41 minutes. Meydan Avenue has no Dubai Metro station of its own, making it, like most of MBR City, a car-dependent area best suited to residents and guests who plan to drive or use taxis and ride-hailing.

Recent Dubai Land Department transactions show two-bedroom apartments at Bright Corner selling for roughly AED 1.01 million to AED 1.44 million, with the most recent recorded sale in April 2026 at AED 1.44 million for a 1,244 sq ft unit. One-bedroom apartments have sold for roughly AED 732,000 to AED 835,000 across several 2025 transactions.

One smaller, older one-bedroom transaction (397 sq ft) sold for AED 465,000 in December 2025, a size outlier rather than representative of the building’s typical one-bedroom stock. Ground-floor retail units have changed hands for around AED 300,000. Owners weighing a purchase here against a standard long-term Ejari tenancy can model both scenarios with Royale Stays’ Dubai property ROI calculator.

Airbnb & Short-Term Rental Income Potential

Short-term letting anywhere in Dubai, including an apartment at Bright Corner, requires a DTCM holiday home permit. Fandah is a standard private freehold developer, not a hotel brand or serviced-apartment operator, so the permit is applied for directly. Read more in Royale Stays’ holiday home permit guide.

Royale Stays does not currently manage a property at Bright Corner. A short-term rental listing using the building’s name appears on a major booking platform, though this guide’s research could not independently confirm it corresponds to this exact address, so it is noted only as a signal that short-term demand exists in the area, not as proof of an active listing here. Royale Stays’ Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, are available from a management fee starting at 15%. Owners can submit their property for a free assessment.

Bright-Corner-specific short-term rental performance data does not exist for Royale Stays; the company has no managed listing in this building as of this guide's publication.
