About Astoria Residence
Astoria Residence is a low-rise residential complex in JVC District 11, Jumeirah Village Circle, developed by Segrex Development. It was Segrex Development's first residential project, delivered in 2015 (the developer's own project page and independent portals metropolitan.realestate and propertiesindubai.ae all confirm a 2015 completion; propsearch.ae's own building guide separately lists a construction start of September 2008 and a completion of May 2016 for the same project, a figure not corroborated anywhere else and treated here as a data-quality outlier rather than the reliable date). The complex comprises 105 apartments across studio, one-bedroom, two-bedroom and three-bedroom duplex layouts, plus 40 separate townhouses, over five floors: ground plus four.
Astoria Residence should not be confused with two other Dubai properties that share part of its name. Waldorf Astoria Residences is a separate, much larger branded development on Palm Jumeirah run under the Waldorf Astoria hotel brand, with no connection to Segrex Development's JVC project beyond the shared word "Astoria." A separate Astoria Building also exists in Al Satwa's Jumeirah Garden City, an older, unrelated property in a different part of the city with a different developer. Astoria Residence in JVC District 11 is distinct from both.
Location & Nearby Landmarks
Astoria Residence sits in JVC District 11, part of Jumeirah Village Circle, one of Dubai's established, centrally located freehold districts. The developer places the building around 3 minutes from Circle Mall JVC, the district's main retail and dining hub, and around 15 minutes from Dubai Marina, Dubai Internet City and JLT by car.
Al Khail Road runs along JVC's northwest side, giving reasonably direct access onto Sheikh Zayed Road, Dubai's main highway, to the south. Dubai International Airport is roughly 25 minutes away by car. Astoria Residence joins Royale Stays' wider JVC Building Guide cluster alongside other single-building guides such as Aria Residence.
Unit Types
Astoria Residence offers studio, one-bedroom, two-bedroom and three-bedroom duplex apartments within its five-floor apartment block, alongside 40 separate townhouses in the same complex, per the developer's own listing. Royale Stays manages apartment units for short-term letting; the complex's townhouses fall outside Royale Stays' current apartment-only service scope.
Dubai Land Department sale records republished by propsearch.ae show recent studio transactions of 531 sq ft for AED 470,000 (around AED 884 per sq ft, July 2026) and 535 sq ft for AED 510,000 (around AED 953 per sq ft, February 2026), among 50 recorded sale transactions for the building. Royale Stays has not independently verified a full unit-count breakdown by bedroom type beyond these individually recorded transactions, so owners should confirm their own unit's exact layout with building management.
Amenities
Amenities at Astoria Residence include a temperature-controlled swimming pool, a sauna and hammam (steam room), a fully equipped gymnasium, two covered squash courts, a children's play area with a dedicated kids' pool, and a roof-top terrace with a coffee shop. The building also has basement parking, personalized security-card entry, an intercom system, 24-hour security, central air conditioning and a central hot water supply.
Transportation & Access
JVC has no on-site Metro station, so most residents and guests rely on a car, taxi or ride-hailing app. Astoria Residence sits close to Al Khail Road on JVC's northwest edge, giving reasonably direct access onto Sheikh Zayed Road. Circle Mall JVC is around 3 minutes away, and Dubai Marina, Dubai Internet City and JLT are all roughly 15 minutes away by car.

Airbnb Income Potential
Short-term letting anywhere in Dubai, including at Astoria Residence, requires a DTCM holiday-home permit, along with confirming the building's own short-term letting policy before listing a unit.
Royale Stays' own managed JVC portfolio shows studio units averaging AED 339/night at 88% occupancy (around AED 9,202/month) and one-bedroom units averaging AED 432/night at 85% occupancy (around AED 11,344/month), a range that lines up with Astoria Residence's own studio and one-bedroom apartment stock. Royale Stays handles the full furnishing, photography, pricing, check-in and guest communications for owners at JVC buildings like Astoria Residence, from a management fee starting from 15%.
Segrex Development is a private residential developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that apartments at Astoria Residence can't be run as licensed holiday homes. Owners ready to move forward can submit their property for a free earnings estimate.
