About The Onyx, The Greens

The Onyx is a three-tower mixed-use complex in The Greens, part of Emirates Living, developed by Ishraqah (through its subsidiary The Onyx For Development Ltd). The complex was launched in 2007, with construction beginning in 2008, and sources differ on the exact completion year, Dubai Land Department-sourced data puts practical completion in December 2018, while the building’s own guide states 2017. Spanning around 2,000,000 sq ft, The Onyx includes roughly 30 retail and dining outlets across a connecting podium, alongside offices and apartments.

The complex comprises three separate towers: Onyx Tower 1 is an office tower, Onyx Tower 2 is a mixed-use tower that holds the complex’s 169 residential apartments alongside some offices, and the third tower operates as Zabeel House by Jumeirah, a hotel run independently by Jumeirah. This guide covers Onyx Tower 2’s residential apartments only, it does not cover office units in Tower 1 or hotel rooms at Zabeel House, and Royale Stays has no relationship with the hotel operator. The Onyx should also not be confused with Binghatti Onyx, a completely separate building developed by Binghatti Developers in Jumeirah Village Circle.

Location & Nearby Landmarks

The Onyx sits directly on Sheikh Zayed Road in The Greens, within the Al Thanyah Third district of the wider Emirates Living master community. Some Onyx Tower 2 apartments overlook the Emirates Golf Club, and the complex is close to Dubai Internet City, Knowledge Village and Barsha Heights, with Dubai Marina and Jumeirah Lake Towers a short drive away.

The Fairways, another established Emaar apartment complex in The Views, sits nearby within the same Emirates Living master community and is worth comparing for owners weighing a purchase in this part of Dubai. Royale Stays’ Dubai Airbnb management guide covers the wider market context for owners across the city.

Unit Types at The Onyx

Onyx Tower 2 offers 169 residential apartments across three configurations. One-bedroom apartments run from around 1,400 to 1,500 sq ft across five layout types, each with a master bedroom, en-suite bathroom, fitted kitchen and a living room extending onto a balcony. Two-bedroom apartments range from around 1,600 to 1,800 sq ft across six layout types, some with a maid’s room and two balconies overlooking the Emirates Golf Club and Sheikh Zayed Road. Three-bedroom apartments run to around 2,964 sq ft across two layout types, with floor-to-ceiling windows and two balconies.

Unit count (169) and size ranges per Bayut's building guide for Onyx Tower Dubai; a 1-bed unit's size (1,443 sq ft) independently cross-confirmed on a live Dubai Land Department transaction record republished by propsearch.ae, consistent with Bayut's stated 1,400 to 1,500 sq ft 1-bed range. Onyx Tower 1 is a separate office tower and is not covered here.

Amenities

The Onyx offers a gym, a swimming pool, a steam room, a community function room and conference rooms. The complex has 1,400 dedicated parking spaces across six levels (two basement levels plus the ground floor and three podium levels), and around 22 elevators split between passenger and service lifts. The connecting podium holds around 30 retail and dining outlets, including a bank branch and a supermarket. The Onyx is managed by Kingfield Owners Association and maintained by Emrill Facility Management, with round-the-clock security and CCTV coverage.

Transportation & Access

Dubai Internet City Metro Station, on the Red Line, is around 3 minutes away by car via Sheikh Zayed Road (E11). Al Khail Metro Station is another option, around 5 minutes away. The Onyx sits with direct access to Sheikh Zayed Road, and local bus routes F31 and F35 stop nearby in The Greens.

Price Guide: The Onyx, The Greens

A recent Dubai Land Department-recorded transaction for a 1-bed apartment in Onyx Tower 2 (1,443 sq ft) valued the unit at AED 2.55 million, around AED 1,760 per sq ft, in line with Bayut’s stated 1,400 to 1,500 sq ft size range for 1-bed units in the tower. Total service charges at The Onyx run to around AED 15.37 per sq ft per year, covering general upkeep, maintenance, utilities, management, insurance, master community fees and a reserve fund, per Dubai Land Department-sourced figures.

Some pricing figures associated with The Onyx, including a widely cited AED 3.3 million figure, actually reflect an office unit in the separate Onyx Tower 1, priced around AED 2,160 per sq ft as an office, not a residential apartment. Owners and investors comparing a residential purchase at The Onyx should use the Tower 2 apartment figures above rather than office pricing from Tower 1. Owners weighing a purchase here can model scenarios with Royale Stays’ Dubai property ROI calculator.

Residential pricing figure per a Dubai Land Department Grant (gift-type) registration republished by propsearch.ae, rather than a confirmed open-market sale, disclosed here rather than presented as a market sale price. Office pricing figure per a separate DLD sale registration for Onyx Tower 1, also republished by propsearch.ae.

Airbnb & Short-Term Rental Income Potential

Royale Stays’ confirmed apartment markets are Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay. The Greens sits outside these areas, so this guide does not quote an Onyx-specific Airbnb earnings figure, and Royale Stays makes no claim of managing a unit in the building today. This section covers Onyx Tower 2’s residential apartments only, it does not apply to the separately operated Zabeel House hotel tower within the same complex.

Ishraqah is a standard freehold developer, not a hotel brand, so the usual owner-direct DTCM holiday-home permit application would apply for an owner looking to list an Onyx Tower 2 apartment short-term, and there is no confirmed prohibition on short-term letting here. Royale Stays’ Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, are available from a management fee starting at 15%. Owners can submit their property for a free assessment.

Royale Stays has no current partnership, affiliation, or commercial relationship with Ishraqah, Jumeirah, or the Zabeel House hotel operation. This page is an independent building guide for owners and investors researching Onyx Tower 2's residential apartments.

Likely yes for an Onyx Tower 2 apartment, subject to a DTCM holiday-home permit, the standard requirement anywhere in Dubai. Ishraqah is a standard freehold developer rather than a hotel brand, so there is no confirmed prohibition on short-term letting. Royale Stays does not currently manage a property at The Onyx, and its confirmed apartment markets (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR, Business Bay) do not include The Greens, so this guide does not quote a building-specific earnings figure. This does not apply to the separately operated Zabeel House hotel tower within the same complex.
