Petalz by Danube is a 350-unit residential development in Al Warsan First, part of Dubai International City, developed by Danube Properties. The project comprises two towers, Petalz A and Petalz B, each seven storeys plus two basement levels, and is now complete and fully sold out. Construction began in March 2023, and Danube Properties' own listing marks the project as finished, with FazWaz.ae dating handover to July 2025. Petalz by Danube offers studio, one-, two- and four-bedroom duplex apartments alongside 11 ground-floor retail units.

One portal (Bayut) describes Petalz by Danube as a six-storey development; Propsearch.ae and FazWaz.ae both independently record seven storeys plus two basement levels, so this guide uses the seven-storey figure. Sources also vary by about a year on the exact completion date (FazWaz records July 2025; Propsearch's construction-timeline model estimates 2026), though all agree the building is finished and handed over.


Location & Nearby Landmarks

Petalz by Danube sits in Al Warsan First, a sub-community of Dubai International City known for a cluster of newer Danube Properties developments, including the nearby Olivz by Danube towers and the SBK Building. Sheikh Mohammed Bin Zayed Road (E311) and Dubai-Al Ain Road (E44) are both roughly a 10-minute drive away, giving residents quick access to the rest of Dubai. Dubai International Airport is around 13 minutes away by car, and Downtown Dubai and the Burj Khalifa/Dubai Mall area around 18 minutes.

Nearby attractions include Dragon Mart, one of the largest China-focused trading hubs outside China, about 7 to 8 minutes away, plus the Ras Al Khor Wildlife Sanctuary and Desert Palm Polo Club. Everyday needs are covered close by: Tiffinwala and Chaat Bazaar restaurants and a Baskin Robbins sit within a 10-minute walk, and Chubby Cheeks Nursery and Newlands School are about a 6-minute drive away.

A studio unit recorded in a real Dubai Land Department transaction measured 387 sq ft; layouts scale up through one- and two-bedroom apartments to four-bedroom duplexes, Petalz's largest and least common configuration.


Amenities

Petalz by Danube's amenity list runs to more than 24 items across its two towers, per Danube Properties' own building page. Fitness and outdoor amenities include an open-air gym, an indoor gym, a jogging and walking track, a basketball court, padel tennis and pickle ball courts, and a swimming pool. Residents also have access to a business centre, a party hall, a BBQ area, a garden, a kids' play area with a wall-climbing feature, and an outdoor cinema.

FazWaz's listing separately notes a communal pool, communal gym, mini theatre, yoga area, indoor kids' zone, bar and lounge, all on the first floor, broadly consistent with Danube's own amenity list.


Transportation & Access

Petalz by Danube has no metro station directly on site; the nearest is Centrepoint Metro Station on the Red Line, around a 10-minute drive away. The closest bus stop, International City Civil Defense 1, is roughly a 7-minute drive from the building. For residents driving, Sheikh Mohammed Bin Zayed Road (E311) and Dubai-Al Ain Road (E44) are both about 10 minutes away. As with most of International City, day-to-day transportation leans heavily on cars and taxis rather than walkable transit.


A real Dubai Land Department sale transaction recorded on Propsearch.ae shows a 387 sq ft studio at Petalz by Danube selling for AED 483,000 (about AED 1,250 per sq ft) on 25 August 2026, recorded as a delayed sale. FazWaz's current listings quote studios starting from around AED 449,000, broadly consistent with that transaction.

Pricing draws on Propsearch.ae's Dubai Land Department transaction data (a dated, verifiable source) and FazWaz.ae's current listings. Broader aggregator-reported averages for studio, one- and two-bedroom units run noticeably higher and should be read as general listing-market color rather than a single confirmed figure.


Airbnb & Short-Term Rental Income Potential

International City is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so this guide does not claim a Royale Stays management track record at Petalz by Danube specifically. Danube Properties is a private developer rather than a restricted hotel brand, so there is no confirmed policy barrier to running a licensed holiday home in the building.
