About the Building

Two Towers TECOM is a twin-tower freehold development in Barsha Heights, Dubai, built by developer Rashed Bin Darwish Al Ketbi and marketed commercially as RDK Group (also seen as RDK Commercial Investment LLC). Construction began in December 2008 and was completed by July 2009, per property-research platform Propsearch.

The complex is made up of two separate but architecturally matched buildings, commonly listed as Two Towers A and Two Towers B (also seen as Tecom Tower 1 and Tecom Tower 2 on some portals). Each tower includes basement parking, ground-floor retail and residential floors above, with shared amenities across the complex.

Sources disagree on the exact storey count. Propsearch.ae lists both Two Towers A and Two Towers B at 25 storeys each. Bayut.com's own Tower A building page states 27 storeys, while Bayut's Tower B page (and its combined Two Towers page) describes both towers as 25-storey. This guide uses 25 storeys as the majority-agreeing figure, with the 27-storey Tower A figure disclosed here for transparency rather than silently dropped.

Location & Nearby Landmarks

Two Towers TECOM sits in Barsha Heights, a district formerly branded TECOM, close to Sheikh Zayed Road and within walking distance of the Dubai Internet City and Dubai Media City business districts. Mall of the Emirates and the Sheikh Zayed Road metro corridor are both a short drive away.

Barsha Heights is a mixed residential and commercial community popular with professionals working in the nearby free zones. Another Royale Stays building guide in the same area, Madison Residency, covers a nearby Deyaar-developed tower also on the Sheikh Zayed Road corridor of Barsha Heights.

Unit Types

Two Towers TECOM offers one and two-bedroom apartments, plus one-bedroom penthouses, consistent across Bayut's listings for both towers and Squareyards' project page.

Total unit count is genuinely disputed across sources and is not stated as a single confident figure here. Bayut's own Tower A page states 400 units and its Tower B page states 248 units (implying roughly 648 across both towers), but Bayut's combined Two Towers page and Squareyards' project page both separately state 248 units for the whole complex, directly contradicting the per-tower breakdown from the same portals. Prospective buyers or tenants should confirm current unit counts directly with a broker or the building's management.

Amenities

Amenities at Two Towers TECOM include a shared swimming pool, a gymnasium, and 24-hour security.

Transportation & Access

Two Towers TECOM is close to Sheikh Zayed Road, within walking distance of the Dubai Internet City and Dubai Media City business districts, and a short drive from the Sheikh Zayed Road metro corridor.

Sale Prices & Price Trends

A recent one-bedroom apartment transaction at Two Towers TECOM sold for AED 1,250,000, a figure independently confirmed on both Propsearch and Property Finder. Propsearch's visible transaction history also shows sales as low as roughly AED 960,000 and as high as roughly AED 1,438,000, reflecting the range across unit types and sizes.

As with most Barsha Heights freehold stock, Two Towers TECOM attracts both investors and owner-occupiers, with a mix of long-term Ejari tenants and freehold buyers active in the building.

Transaction figures reflect individual sale prices visible on Propsearch and Property Finder at the time of research, not a single averaged Dubai Land Department index, and will move over time with market conditions and unit specifics.

Airbnb & Short-Term Rental Income Potential

Royale Stays does not currently manage a property at Two Towers TECOM, and Barsha Heights is not yet one of the company's active managed areas. The company's Airbnb and holiday-home management services, covering furnishing, photography, pricing, guest communications, check-in and maintenance from a fee starting at 15%, are active across Dubai's freehold, short-term-rental-friendly communities.

A Dubai holiday-home permit from DTCM is required to legally let any unit short-term anywhere in the city, Two Towers TECOM included. As a standard freehold apartment complex with no hotel or serviced-apartment branding, a permit here would be a normal owner DTCM application rather than one routed through a hotel operator. Owners with a Dubai property in one of Royale Stays' active areas can submit their property for a free assessment.

Royale Stays has no current partnership, affiliation, or commercial relationship with Rashed Bin Darwish Al Ketbi, RDK Group, or RDK Commercial Investment LLC. This page is an independent building guide for owners and prospective buyers researching the building.
