About Lagoon Views at District One

Lagoon Views at District One is a waterfront residential development on the shore of the Crystal Lagoon in District One, Mohammed Bin Rashid City (MBR City), Dubai. Meydan, the master developer of the wider District One masterplan, developed Lagoon Views, and the completed development is now branded, marketed and managed by Nakheel. Construction began in April 2022, with a developer-targeted handover of January 2025; Dubai Land Department transaction records confirm units are now trading as completed ("Ready") properties throughout 2026.

Lagoon Views is not part of the original District One villa and mansion collection built in the 2010s by the Meydan Sobha joint venture. It is a separate, newer development within the same District One branded masterplan, alongside sibling Nakheel-managed developments District One West and Naya at District One. One of the buildings tracked within the wider Lagoon Views development is separately marketed as "Residence 9," a 10-storey mid-rise structure.

Developer and handover-status details sourced from Nakheel's own official site (nakheel.com, which lists Lagoon Views under its "Latest Handovers" category rather than its separate "Construction Progress" category) and propsearch.ae's Lagoon Views at District One building guide, current as of this guide's publication.

Location & Nearby Landmarks

Lagoon Views sits on the shore of the world's largest man-made Crystal Lagoon, within the Al Merkadh community area of District One, MBR City. Per Nakheel's own site, the development is about 4 km from Meydan Racecourse, roughly 15 minutes from Burj Al Arab, around 20 minutes from Dubai International Airport, about 15 minutes from Dubai Mall and Burj Khalifa, and roughly 12 minutes from the Dubai International Financial Centre (DIFC).

Nearby recreational landmarks include Polo Residence Park (about 1.4 km), Riviera South and Riviera West Parks, The Track Meydan Golf (about 3.1 km), Bay Avenue Mall & Park, and Kidzania. For the wider MBR City picture, see Royale Stays' Airbnb Management in MBR City guide, and the original District One villa community it is sited alongside.

Unit Types

Lagoon Views offers 1 to 4-bedroom apartments and 5-bedroom penthouse-style units across its residential buildings, alongside a limited collection of 4-bedroom Lagoon Villas on the ground floor with private outdoor space. Recorded Dubai Land Department transactions show 1-bedroom apartments at roughly 855 sq ft, 2-bedroom apartments around 1,729 to 1,731 sq ft, and larger 4-bedroom units near 3,309 sq ft.

Amenities

Per Nakheel's own marketing for the development, Lagoon Views residents have access to a 7 km stretch of the Crystal Lagoon with infinity pool areas, a fully equipped multipurpose gymnasium, a 14 km boardwalk, an 8.4 km cycling and running track, a children's pool and playroom, and roughly 26 million sq ft of green space and parkland shared across the wider District One masterplan.

Transportation & Access

Lagoon Views connects to the rest of Dubai via District One's internal road network and the nearby Al Khail Road and Sheikh Mohammed Bin Zayed Road. Like most of MBR City, it currently has no Dubai Metro station of its own, so residents rely on cars or taxis. Dubai International Airport is roughly 16 to 20 minutes away by car, and Al Maktoum International Airport (DWC) is about 37 minutes away, under typical traffic.

Because Lagoon Views has been delivered, Dubai Land Department transaction records show a genuine resale market, unlike its still-under-construction siblings. Recorded 2026 sale and mortgage-registration transactions include 1-bedroom apartments (855 sq ft) at roughly AED 1.0 million to 2.0 million (about AED 1,180 to 2,350 per sq ft), 2-bedroom apartments (around 1,729 to 1,731 sq ft) at roughly AED 2.28 million to 2.34 million, and 4-bedroom apartments (3,309 sq ft) between AED 5.04 million and 8.4 million.

A larger, roughly 5,901 sq ft unit changed hands in January 2026 via a family grant (gift) transfer valued at AED 14.2 million, included here only as a size reference, not as a comparable open-market sale. No specific rental-yield or average-daily-rate figure for Lagoon Views itself was confirmed to the two-source standard used for this guide.

Transaction data sourced from Dubai Land Department records republished via propsearch.ae's Lagoon Views at District One building guide (records dated January to August 2026), covering the "Residence 9" building specifically within the wider Lagoon Views development.

Airbnb / Short-Term Rental Income Potential

MBR City, including District One and Lagoon Views, is not currently one of Royale Stays' active service areas (current areas: Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so no Royale Stays-managed listing or income figure exists for this specific development. No invented occupancy or income figure is used here.

Nakheel is a standard freehold developer, not a hotel brand or serviced-apartment operator, so once a unit is individually owned the standard DTCM holiday-home permit process applies directly, the same routing that covers other Nakheel-managed MBR City developments. Read more in Royale Stays' holiday home permit guide. Owners considering Lagoon Views for short-term letting can explore Royale Stays' Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, from a management fee starting at 15%, or submit their property for a free assessment.

Lagoon Views sits outside Royale Stays' current active service areas; figures and fee terms above describe Royale Stays' standard offering elsewhere in Dubai, for reference only. No documented fire, structural or other safety incident history was found for this building during this guide's research.
