Reem, Arabian Ranches

Reem, more formally Al Reem, is one of Arabian Ranches' original sub-communities, developed by Emaar Properties along the bank of Al Reem Lake at the eastern edge of the masterplan. Comprising over 1,000 terraced villas and townhouses across three phases (Al Reem 1, 2 and 3), it is the largest and most affordable enclave within Arabian Ranches. About Reem

Reem, more commonly listed on property portals as Al Reem, is one of the original sub-communities within Emaar's Arabian Ranches masterplan, which itself launched in 2004. Al Reem was launched in 2005 and completed in 2007, developed along the bank of Al Reem Lake at the eastern edge of Arabian Ranches. It comprises over 1,000 terraced, Spanish and Arabic-inspired homes across three phases, Al Reem 1, 2 and 3, and is the largest and most affordable enclave in the whole of Arabian Ranches.

A quick note for anyone researching Reem online, since the name is genuinely ambiguous in Dubai real estate: this guide covers Al Reem, the villa and townhouse cluster inside the original Arabian Ranches. There is a completely separate community also marketed simply as "Reem", part of the newer Arabian Ranches 2 masterplan, bordering the Mira and Mira Oasis clusters near Town Square Dubai. Location & Nearby Landmarks

Reem sits at the eastern edge of Arabian Ranches, wrapped around Al Reem Lake, with easy access to the Arabian Ranches Community Center (pharmacies, grocery stores, cafes and a Geant Hypermarket), Cityland Mall, First Avenue Mall and The Ranches Souk. The Arabian Ranches Golf Club and Dubai Polo & Equestrian Club are both around a 10 minute drive away, and Jumeirah English Speaking School is roughly 15 minutes away. Etihad Mall and Uptown Mirdif Mall are also within easy reach via Sheikh Mohammed Bin Zayed Road and Hessa Street.

Unit Types

Reem is made up of terraced, semi-attached villas and townhouses rather than fully detached homes, a detail confirmed by Emaar's own community management materials and by the "End Unit" and "Middle Unit" floor plan naming used across the cluster. Al Reem 1 and 2, the earlier phases, are predominantly 2 and 3-bedroom homes. Al Reem 3, the newer phase, runs larger, with floor plans spanning 3-bedroom units from around 1,780 square feet up to 5-bedroom units of roughly 3,153 square feet.


Amenities

Reem residents share swimming pools, landscaped gardens, walking paths, parks, children's playgrounds, sports grounds, a tennis court, a pet-friendly zone and 24/7 security, plus the wider Arabian Ranches Community Center with its pharmacies, grocery stores, cafes and Geant Hypermarket. Dining options nearby include Ranches Restaurant and Maison Mathis, and Kite Beach and The Beach at JBR are both under half an hour away for a day out.


Transportation & Access

Reem is a car-dependent community with no Metro or Tram access on site, typical of the wider Arabian Ranches masterplan. Residents rely on private cars or ride-hailing services, with Sheikh Mohammed Bin Zayed Road and Hessa Street providing the main routes toward Downtown Dubai, Dubai Marina and the rest of the city.


Live resale listings for Reem villas and townhouses (Al Reem 1, 2 and 3 combined) have recently ranged from around AED 3.4 million for a 2-bedroom unit up to roughly AED 6.8 million for a fully renovated 4-bedroom villa with a private pool, with built-up areas spanning 1,761 to 3,380 square feet. On the rental side, a 3-bedroom villa in the community has been quoted with annual rent starting from around AED 120,000, alongside an average rental yield in the region of 4.88 percent. As one of Arabian Ranches' original, most affordable enclaves, Reem tends to sit at the lower end of the wider masterplan's pricing.


Airbnb / Short-Term Rental Income Potential

Royale Stays does not currently manage any villas in Reem or the wider Arabian Ranches masterplan, so there is no Reem-specific earnings figure to quote here. What can be said honestly is that Emaar's development of Arabian Ranches carries no short-term-letting restriction of the kind that applies to hotel-branded buildings like Vida, so a Reem villa is not structurally blocked from holiday-home use.
