About Rasha
Rasha is a gated villa enclave within Arabian Ranches 2, Emaar Properties' second-phase expansion of its flagship Dubai villa masterplan, sitting close to Al Qudra Road (D63) and the Ranches Souk retail centre at the community's entrance. Emaar launched Rasha in January 2014 and had handed the villas over by mid-2017; the development is now fully built out, comprising 140 two-storey villas finished in a Spanish coastal architectural style, each with a private plot for a garden and outdoor deck.
Every villa in Rasha is a standalone, two-storey home in a 4, 5 or 6-bedroom layout. The 4-bedroom villas run from around 4,309 to 9,006 square feet of covered area, the 5-bedroom villas from about 5,368 to 9,902 square feet, and the 6-bedroom villas from around 6,006 to 7,922 square feet, most with marble flooring, an attached bathroom for every bedroom, and parking for at least two vehicles.
A quick note for anyone comparing Arabian Ranches 2 communities: Rasha sits alongside several other named enclaves that make up the same second-phase masterplan, including Reem and Camelia, which are townhouse communities rather than villa communities. All three are developed by Emaar within Arabian Ranches 2, but each is a physically distinct, individually named neighbourhood with its own homes, not different names for the same address.
Construction timeline (launch January 2014, handover by June 2017) is sourced from dubricks.com's structured project-data page; Bayut's own area-guide page corroborates the unit count, developer and unit mix independently but does not itself state exact launch/handover dates.
Location & Nearby Landmarks
Rasha sits near Al Qudra Road (D63) and Sheikh Zayed Bin Hamdan Al Nahyan Road, bordering the original Arabian Ranches community, The Sustainable City and Mudon. The Ranches Souk, Arabian Ranches 2's own retail centre with more than 35 stores, restaurants and a Leisure Centre, sits at the community's entrance, and the 18-hole Arabian Ranches Golf Club is a short drive away in the neighbouring original Arabian Ranches.
Royale Stays' guide to Arabian Ranches Villas covers the wider masterplan, and the guide to Mira 4, Reem, another Arabian Ranches villa community nearby, shows how a similar enclave compares.
Unit Types
Rasha is made up entirely of standalone villas across two storeys, in 4, 5 or 6-bedroom configurations. Four-bedroom villas cover roughly 4,309 to 9,006 square feet, with a ground-floor living room, family dining area, maid's room and kitchen, and a first-floor master bedroom with balcony. Five-bedroom villas run around 5,368 to 9,902 square feet and typically add a maid's room, nanny's room and driver's room. Six-bedroom villas, around 6,006 to 7,922 square feet, generally include a private garden and swimming pool, with marble flooring throughout.
Amenities
Rasha residents share access to The Ranches Souk's Leisure Centre, with a swimming pool, gym and tennis courts, plus landscaped parks and gardens with barbecue decks, a football pitch and cycling tracks. The central Arabian Ranches Masjid is about a four-minute drive away, and everyday shopping is covered by Carrefour Market inside the Souk along with Spinneys and other supermarkets nearby. Schools within a short drive include Ranches Primary School, around three minutes away and following the UK National Curriculum, and Fairgreen International School, around ten minutes away, offering the International Baccalaureate. The nearest hospitals, Emirates Hospital Day Surgery & Medical Centre in Motor City, Medcare Medical Centre and Mediclinic Parkview Hospital, are all within about a ten-minute drive.
Transportation & Access
Rasha is a car-dependent community, typical of the wider Arabian Ranches masterplan. Bus route J02 serves nearby stops about eight minutes away, and the closest Metro station, Jumeirah Golf Estates, is roughly a 19-minute drive. Downtown Dubai is about 27 minutes away, Dubai International Airport around 28 minutes, and the Arabian Gulf coast, including Jumeirah Beach and Kite Beach, is roughly 26 minutes by car.
Rental & Price Trends
No sale price, rent or service-charge figure for Rasha specifically was independently confirmed to build-gate rigor during this research pass, so no AED figure is quoted here. As one of Arabian Ranches 2's established villa enclaves, Rasha tends to track the wider masterplan's positioning as a family-oriented, low-density freehold villa community. Owners weighing a purchase can use Royale Stays' Dubai property ROI calculator for a general estimate.
STR Income Potential
Royale Stays does not currently manage any villas in Rasha or the wider Arabian Ranches masterplan, so there is no Rasha-specific earnings figure to quote. Emaar's development of Arabian Ranches, including its second phase, carries none of the short-term-letting restrictions that apply to hotel-branded buildings like Vida, so a Rasha villa is not structurally blocked from holiday-home use, and an owner here would generally apply for a DTCM holiday home permit in the normal way.
For a real sense of what professional villa management can deliver in Dubai, Royale Stays' own villa in Mag City, MBR City achieved an average daily rate of AED 1,399 and 80.22% occupancy across a four-month tracked window from December 2025 to April 2026, based on the company's own booking data, a different property in a different part of Dubai, not a Rasha-specific figure.
Royale Stays handles the full process end to end, from furnishing and photography through pricing, check-in and guest communications, for a fee from 15%. The wider operational approach is covered in Royale Stays' guide to Airbnb property management in Dubai. Owners ready to see real numbers for their unit can submit their property for a free earnings estimate.
