About Regent Residences Dubai Sankari Place

Regent Residences Dubai Sankari Place is a twin-tower residential development under construction on the Marasi Marina waterfront peninsula in Business Bay, directly on the Dubai Water Canal. The developer of record is Sankari Properties, an ultra-luxury Dubai boutique developer, in partnership with IHG Hotels & Resorts for the Regent hospitality name and service standard, first announced on 10 September 2024. This is the world's first standalone Regent-branded residential development. The architecture is by Foster & Partners, with interiors by Portia Fox Design of London.

Before the Regent brand partnership was announced, this same twin-tower project was referred to under an earlier working name, 'One Sankari,' on some property listing sites. It is the same development, not a separate building; the current, official name is Regent Residences Dubai, Sankari Place.

Most sources agree the twin towers will each have 37 storeys, at a height of 180 metres (590 feet). One source, Propsearch, states 35 storeys plus two basement levels for each tower. This guide uses the 37-floor figure supported by the majority of sources checked. Similarly, most sources cite 63 full-floor residences (plus 10 water villas); Foster + Partners' own project page states 60 apartments. Unit Types

Regent Residences Dubai Sankari Place will offer 73 total units: 63 full-floor residences, each occupying an entire floor with its own private lift lobby, plus 10 waterfront 'water villas.' The full-floor residences come in 3 and 4-bedroom layouts, with 5-bedroom penthouses and one ultra-penthouse spanning both towers, linked by a rooftop sky pool. Reported sizes start at roughly 6,996 sq ft (about 600 sqm) for the smallest full-floor residence, rising to an ultra-penthouse reported at between approximately 30,000 and 35,000 sq ft depending on the source. Each full-floor residence includes a private pool on a staggered outdoor terrace.


Amenities

Planned amenities include indoor and outdoor pools, a fitness centre, tennis and padel courts, a spa, yoga and Pilates studios, a business lounge, a cinema, a kids' play area, a cigar lounge, a wine cellar, a golf simulator and private dining rooms for events. The signature feature is a rooftop 'sky pool' bridging the two towers, accessible through the shared ultra-penthouse, alongside each unit's own private terrace pool.


Pricing & Payment Plan

Regent Residences Dubai Sankari Place is reported to start from approximately AED 36.7 million (roughly USD 10 million) for the smallest full-floor residence; some secondary listings cite a higher starting figure closer to AED 39 million, which may reflect a different unit tier or a later pricing update. Both figures are disclosed here since sources do not fully agree on a single starting price.

A 50/50 payment plan is reported: a 5% booking fee, 45% payable during construction, and the remaining 50% due on handover.


Construction & Handover Status

Construction on Regent Residences Dubai Sankari Place began in 2024, with the majority of sources checked for this guide pointing to a Q4 2027 handover target. One source reports this estimate has since been revised to September 2028. As of this guide's research (September 2026), no independent source confirms handover has actually taken place, so Q4 2027 should be treated as the developer's stated target rather than a completed delivery.


Airbnb & Short-Term Rental Potential

Business Bay is an established, actively booked short-term rental submarket, and Sankari Properties carries no confirmed restriction on holiday-home letting, unlike Vida, the only confirmed exception under Royale Stays' permit policy. As a hospitality-branded residence, Regent Residences Dubai Sankari Place will likely route its DTCM holiday-home permit through the building's own management company once handover begins, the same process used across other hotel-adjacent and serviced developments in Dubai.

Regent Residences Dubai Sankari Place has no rental track record yet, since the building has not been delivered, so this guide does not state a specific income figure for it.
