About the Building

Azizi Riviera Reve (styled Rêve by the developer) is a luxury residential development by Azizi Developments, comprising three individual towers, Tower 1, Tower 2 and Tower 3, each 21 storeys with three basement parking levels. It sits within the fourth phase of Azizi’s larger Riviera masterplan in Meydan One, MBR City, a French-Mediterranean-inspired waterfront community of roughly 75 mid- and high-rise buildings and around 16,000 residences in total. Azizi has described Rêve as its most prestigious project within Riviera, positioned directly on the community’s 2.7-kilometre swimmable crystal lagoon.

Reve is a distinct, named project within Riviera, not one of the roughly 69 separately numbered “Azizi Riviera” towers (Riviera 1 through Riviera 69) already built across the wider masterplan. It also should not be confused with Le Reve, an unrelated single tower in Dubai Marina developed by Xtreme Vision, a different building in a different area under a different developer that happens to share part of the name. See the FAQ below for the full distinction.

Location & Nearby Landmarks

Azizi Riviera Reve sits within the Riviera community in Meydan One, part of Mohammed Bin Rashid City, registered by the Dubai Land Department under the Al Merkadh community area. Per the developer, Al Khail Road is about a minute’s drive away and Meydan Racecourse around two minutes; Downtown Dubai is roughly 10 minutes and Dubai International Airport roughly 15 to 19 minutes. Royale Stays’ MBR City Airbnb management guide covers the wider Meydan area.

Reve sits within the same Riviera masterplan as dozens of separately numbered towers, including Azizi Riviera 65, worth comparing for owners weighing a purchase anywhere in the Riviera community.

Unit Types

Azizi Riviera Reve offers studio, 1-bedroom, 2-bedroom and 3-bedroom apartments, plus a limited number of penthouses, spread across its three towers. Reported unit sizes vary somewhat between listing sources and are not fully reconciled, so this guide does not state a single precise size range; prospective buyers should confirm exact floor-plan dimensions directly with the developer or a listing agent before committing.

Amenities

Shared amenities include direct frontage onto Riviera’s 2.7-kilometre swimmable crystal lagoon, an infinity pool, additional swimming pools, a gym, saunas and steam rooms, kids’ play areas, a retail and dining boulevard, valet parking and automatic car wash service, and panoramic glass elevators. The three towers also feature solar panels and vertical greenery, sustainability features the developer has highlighted specifically for this project.

Transportation & Access

Azizi Riviera Reve sits within the Riviera community in Meydan One, close to Al Khail Road, giving quick access to the wider Mohammed Bin Rashid City road network. Per the developer, Downtown Dubai is roughly 10 minutes away and Dubai International Airport roughly 15 to 19 minutes by car. As with most of the Riviera masterplan, the area is car-dependent, with no Dubai Metro station directly within the community.

Azizi Riviera Reve launched from around AED 1.2 to 1.5 million in 2022. As construction has progressed toward its targeted Q4 2026 handover, recorded Dubai Land Department resale transactions in 2026 show meaningfully higher prices: a studio resold for roughly AED 1.36 million, a 1-bedroom for around AED 2.5 to 2.6 million, a 2-bedroom near AED 5 million, and 3-bedroom units between roughly AED 4.76 and 5.54 million. As a pre-handover project still under construction, it does not yet have a completed-unit rental history. Owners weighing a Riviera Reve purchase can model potential returns with Royale Stays’ Dubai property ROI calculator.

Airbnb / Short-Term Rental Income Potential

Azizi Riviera Reve is a pre-handover, under-construction development, so no current Airbnb or short-term rental activity exists there yet, and Royale Stays makes no claim of managing any unit in the building today.

Once handed over, Reve’s lagoon-front position within the wider Riviera masterplan, an area with an already-established base of short-term rental activity across dozens of the community’s numbered towers, would make individual units realistic short-term rental candidates for owners. Reve is a standard Azizi-developed residential project rather than a hotel-branded or hotel-operated building, so once complete, owners would generally be able to apply directly for the required DTCM holiday-home permit, the standard routing for freehold Dubai apartments. Royale Stays has no confirmed prohibition here (Azizi is the developer, not a Vida-branded hotel operator, the only confirmed strict short-term-letting prohibition on Royale Stays’ own list). Royale Stays’ Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, are available from a management fee starting at 15%. Owners planning ahead of handover can submit their property for a free assessment.

Royale Stays has no current partnership, affiliation, or commercial relationship with Azizi Developments. This page is an independent building guide for owners and investors researching the project.

Reve comprises three towers, each 21 storeys with three basement parking levels, offering studio, 1-bedroom, 2-bedroom and 3-bedroom apartments plus a limited number of penthouses. A precise total unit count is not consistently confirmed across sources, so this guide does not state one.
No, to both. Azizi Riviera Reve is a distinct, named project within Azizi’s Riviera masterplan in Meydan, separate from the roughly 69 individually numbered “Azizi Riviera” towers (Riviera 1 through Riviera 69) elsewhere in the same community. It is also unrelated to Le Reve, a single tower in Dubai Marina developed by Xtreme Vision, a different building in a different area that happens to share part of the name.

Likely yes, subject to a DTCM holiday-home permit, the standard requirement anywhere in Dubai. Reve is a standard Azizi-developed residential project, not a hotel-branded or hotel-operated building, so owners would generally apply directly for that permit once handover completes. Royale Stays does not currently manage a property at Azizi Riviera Reve, as the project has not yet been handed over.
