Arthouse Residences is a boutique, hotel-branded apartment development on Meydan Avenue in Meydan District 1, part of Mohammed Bin Rashid City (MBR City). Developed by Aviaan Real Estate Development, with Dubai development firm Clédor appointed as development management partner, the project brings the New York-based Arthouse hospitality brand to Dubai for the first time: just 92 units across two six-storey buildings, in 1-bedroom, 1-bedroom plus study, 2-bedroom and 2-bedroom penthouse layouts, some with private pools. Handover is targeted for the fourth quarter of 2027. Royale Stays manages the setup, pricing and guest side of listing a home here for a fee starting from 15%.

Arthouse Residences is a boutique branded-residences development on Meydan Avenue in Meydan District 1, part of Mohammed Bin Rashid City. It is developed by Aviaan Real Estate Development, with Dubai development firm Clédor appointed as development management partner to bring the New York-based Arthouse hospitality brand to the project. Aviaan and Clédor describe it as the first Arthouse-branded development in Dubai and the second in the UAE overall, after Arthouse Residences on Al Marjan Island in Ras Al Khaimah. Airbnb / Short-Term Rental Income Potential
Arthouse Residences is a pre-handover, off-plan development, so no current Airbnb or short-term rental activity exists there yet, and Royale Stays makes no claim of managing any unit in the building today.
Once handed over, Meydan’s established demand for short stays near Downtown Dubai and Business Bay, plus Arthouse’s fully furnished, hotel-branded finish and à la carte hospitality services, would make individual units realistic short-term rental candidates for owners. Because Arthouse operates with hotel-style services under the Arthouse hospitality brand, the building’s own management company would be the party to arrange the necessary DTCM holiday-home permit, the standard routing for hotel-brand-adjacent buildings in Dubai; Royale Stays has no confirmed prohibition here (Arthouse is not a Vida-brand hotel, the only confirmed strict prohibition on Royale Stays’ own list).
