About Park Vista

Park Vista is a five-storey residential building in Jumeirah Village Circle (JVC) District 13, Dubai, developed by Iconic Vista Real Estate Development, a partnership between Imran Haroon and Zeeshan Haroon. Construction began in August 2017, and the building was completed in late 2021, delivering 381 apartments across studio, one and two-bedroom layouts.

The building was designed by Em Square Engineering Consultants, with foundation work carried out by Rabat Foundation. Park Vista is freehold and open to both UAE and international buyers. One listing site's marketing copy additionally references three-bedroom units, but Dubai Land Department transaction records and the developer's own published unit breakdown both show the building topping out at two-bedroom apartments, so this page follows that two-source figure.

Location & Nearby Landmarks

Park Vista sits in JVC District 13, part of Jumeirah Village Circle, one of Dubai's largest freehold apartment communities. The Dubai Land Department records the building under the area label Al Barsha South Fourth, an administrative quirk of JVC's official government mapping rather than a separate location. For a wider view of the area's short-term rental market, Royale Stays' Airbnb management guide for JVC covers licensing and demand across the community.

Nearby green space includes Qesad Park, Yas Park and Dhafar Park, all within a few hundred metres. Circle Mall JVC and its Cinepolis cinema sit around 1.7 km away, alongside The Els Golf Club, with Reel Cinemas at The Springs Souk about 2.3 km further out. Nearby schools include Sunmarke School, Nord Anglia International School and Renaissance School, with Medclinic Parkview Hospital and a LIFE Pharmacy branch also in the wider neighbourhood.

JVC is also home to several other buildings covered separately on royalestays.com, including Golden Homes and Indigo Ville 8, each with its own layout and unit mix.

Unit Types

Park Vista offers 381 apartments across studio, one and two-bedroom layouts, per Dubai Land Department transaction records and the developer's own published unit breakdown. Units range from roughly 381 to 1,200 square feet. At launch in 2021, prices started from around AED 450,000 for a studio and reached approximately AED 1,250,000 for a two-bedroom unit; current resale pricing will differ from these historical figures.

Amenities

Residents have access to covered parking, high-speed lifts, a fitness centre, an outdoor swimming pool with a lounge and hammock area, a landscaped community garden, a children's playground and jogging tracks. The building also runs 24-hour security with video surveillance, a concierge service, and central air conditioning throughout.

Transportation & Access

Park Vista's District 13 position gives residents and short-term guests straightforward access to Al Khail Road and Sheikh Mohammed Bin Zayed Road, connecting to Dubai Marina, Downtown Dubai and Business Bay within a comfortable drive; Dubai International Airport is roughly 30 minutes away. JVC is a car-first community, and guests staying here generally rely on cars or ride-hailing rather than the Metro.

Park Vista already has an active resale history: Dubai Land Department records list 50 sale transactions for the building. A representative recent sale was a 373 square foot studio apartment that sold for AED 620,000, around AED 1,662 per square foot, in May 2026.

Airbnb / Short-Term Rental Income Potential

Iconic Vista Real Estate Development is a private developer rather than a restricted hotel brand, so there is no policy barrier to running a licensed holiday home at Park Vista. The building is complete and handed over, so owners can move straight to a DTCM holiday home permit rather than waiting on a construction timeline. Every Dubai short-term rental needs this permit, which a management company can arrange, including for owners based overseas.

Royale Stays runs the full operation for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, with a single monthly statement covering revenue, fee, costs and net transfer. Park Vista's studio-to-two-bedroom mix and JVC District 13 address suit short-term rental demand across a range of guest types, and an existing short-term listing for a unit in the building confirms letting activity is already underway here.

The wider operational approach is covered in Royale Stays' guide to Airbnb property management in Dubai. Owners ready to move forward can submit their property for a free earnings estimate.
