Fortimo Group AG is a Swiss real estate company founded in 2000 and headquartered in St. Gallen; it entered the Dubai market in 2015, completed its first UAE residential building in 2019 and a hotel project in 2021, making Golf Residences its third Dubai development. Construction began in August 2023, and the Building Completion Certificate was issued on 6 May 2026, with handover now underway.
Because Fortimo, not Dubai Hills Estate’s master developer Emaar, is the actual developer of record here, due diligence, warranties and the owners' association for this specific building run through Fortimo's own project entity rather than Emaar, a distinction some portal listings do not make clear.

Corner two-bedroom layouts around 1,400 sq ft sit at the generous end of Dubai Hills Estate's typical two-bedroom stock. The building's boutique scale, around 200 units against the 400 to 600 typical of the estate's larger towers, means lower lobby and elevator traffic than most Dubai Hills Estate apartment buildings.

Resale activity is consistent with an already-delivered building: recorded transactions include a one-bedroom unit sold for AED 1.85 million (933 sq ft) and a two-bedroom unit sold for AED 3.26 million (1,674 sq ft), both dated 4 August 2026, alongside a three-bedroom sale from November 2025.
