About Sol Beach

Sol Beach is a residential development registered with the Dubai Land Department (DLD project number 4490) in Palm Jumeirah, developed by Sol Beach Real Estate Development L.L.C., a DLD-approved developer. As of this guide, the project carries PENDING status in the DLD register: it has been registered but has not yet moved into active construction, and no unit types, unit count, building configuration, or pricing have been published by the developer.

The DLD register lists a registered start date of 1 September 2026 and a developer-stated target handover around 31 December 2030, though planned dates for a project this early in its registration life can move as it progresses toward launch. No escrow account has been recorded in the register yet, which is normal while a project remains in PENDING status ahead of full activation; under UAE Law No. 8 of 2007, off-plan payments in Dubai are protected once a project-specific escrow account is opened.

Sol Beach is at an unusually early stage even by off-plan standards: independent DLD-data trackers currently show either 0 or 1 registered units and no confirmed building or villa count, reflecting the project's pre-launch registration status rather than a finalized unit mix. No unit type, size, or price figures are stated in this guide because none exist in any source checked.

Location & Palm Jumeirah Context

Sol Beach is registered in Palm Jumeirah, Dubai's man-made palm-shaped island developed by Nakheel. Nakheel is the master developer of the Palm Jumeirah island itself and is a separate company from Sol Beach Real Estate Development L.L.C., the developer registered specifically for this project. Palm Jumeirah already hosts Atlantis The Palm, Atlantis The Royal, and hundreds of villas and apartment towers across its trunk, fronds and crescent, including several recently completed beachfront developments such as Armani Beach Residences.

Palm Jumeirah is served by the Palm Monorail, which connects to the Dubai Tram at Gateway Towers station on the mainland. Royale Stays' complete guide to Airbnb management in Palm Jumeirah covers the wider island, including its active, already-managed apartment towers.

Developer & Entity Clarification

Sol Beach's registered developer is Sol Beach Real Estate Development L.L.C., listed as a DLD-approved developer. This is a distinct legal entity from SOL Properties Development L.L.C., the Bhatia Group company behind the long-established SOL Properties brand and a joint-venture partner alongside Ellington Properties and Northacre on a separate Palm Jumeirah project, Ellington Ocean House. The similar-sounding names describe two unrelated companies: Sol Beach the project is developed solely by Sol Beach Real Estate Development L.L.C.

'Sol Beach' is also the name of an unrelated hotel and resort brand operated by South Korea's Daemyung Group, with properties in Yangyang, Samcheok and Jindo. That brand has no connection to this Dubai project; this guide covers the Palm Jumeirah development registered with Dubai's Land Department only.

What We Know and What's Not Yet Published

At this stage, Sol Beach's public DLD record confirms the developer, the Palm Jumeirah location, PENDING registration status, a registered start date of 1 September 2026, and a developer-stated target handover around the end of 2030. It does not yet confirm unit types (apartments, villas, or a mix), unit count, building height or count, floor plans, pricing, or amenities. This guide will be updated once the developer publishes those details and the DLD register moves the project past PENDING status.

STR Outlook & Royale Stays

Sol Beach has not been built, so there is no occupancy, resale, or short-term rental history for this project, and none is invented here. Any future short-term letting in Dubai, including on Palm Jumeirah, requires a DTCM (Department of Economy and Tourism) holiday-home permit regardless of property type.

Royale Stays already manages Airbnb and holiday-home properties across Palm Jumeirah apartment towers today, and would be positioned to extend that active service to Sol Beach once the project is delivered and its unit types are confirmed, assuming it completes as freehold residential stock available for individual ownership. Royale Stays' management fee starts from 15%, covering furnishing, professional photography, dynamic pricing, guest communications and maintenance coordination. Owners who purchase at Sol Beach and want to plan ahead can submit their property for a management conversation closer to handover.

No Sol Beach clients, listings, or earnings figures exist because the project has not been delivered. This section describes Royale Stays' existing, active Palm Jumeirah apartment-management service and standard fee structure for reference, not a current arrangement at this property.
