As of this guide, the project is still off-plan with no delivered units, targeted for handover in the first quarter of 2028. About Parkway by Prestige One
Parkway by Prestige One is a residential tower being built in Meydan Horizon, part of Mohammed Bin Rashid City (MBR City), by Prestige One Developments. The developer’s own project page describes the building as a ground floor plus four podium levels plus thirty residential floors structure (G+4P+30), designed around views of Meydan Horizon’s crystal lagoon, a large landscaped park, and the wider Dubai skyline. The building’s own marketing leans on a nature-inspired theme, with a dedicated wellness floor planned for level 21. Handover is currently targeted for the first quarter of 2028.
Prestige One Developments also markets several other projects within the same Meydan Horizon masterplan under closely related names, including Sanctuary Residences by Prestige One, Sanctuary Hive by Prestige One and The Waterway by Prestige One. Parkway is a distinct, standalone building among these, not to be confused with its Meydan Horizon siblings. It is also unrelated to The Residence by Prestige One, a separate Prestige One project in Jumeirah Village Circle (JVC), a different Dubai community entirely, and to Prestige Group, an unrelated, long-established real estate developer based in Bangalore, India.

Location & Nearby Landmarks
Per the developer, Dubai Marina is roughly 20 minutes away by car, Palm Jumeirah about 24 minutes, and Burj Al Arab around 25 minutes. Separately, broker portals put Meydan One Mall at roughly 10 minutes, Downtown Dubai at 12 to 15 minutes, and Dubai International Airport (DXB) at 18 to 20 minutes. Road access runs via Ras Al Khor Road and Al Khail Road.

Parkway is marketed with 1, 2 and 3-bedroom apartments. Per the developer’s unit-type table, one-bedroom units run from about 721 to 917 sq ft, two-bedroom units from about 1,097 to 1,301 sq ft, and three-bedroom units from about 1,732 to 1,737 sq ft. One broker portal separately states a total of 274 units across the three configurations (158 one-bedroom, 88 two-bedroom, 28 three-bedroom); this unit count is not independently confirmed elsewhere, so it is noted here as a single-source figure rather than a firm total.
Amenities
Amenities planned across the ground, podium, 12th and 21st floors include a family lagoon pool, a skyline infinity pool, the Prestige Fitness Center, indoor and outdoor theaters, a dedicated kids' area (the Little Explorers' Zone), a yoga studio, a social lounge, sports courts, elevated gardens and observation decks, and a grand entrance lobby. A wellness destination is planned specifically for level 21.
Transportation & Access
No Metro station currently serves Meydan Horizon directly, so the area is car-dependent for now. Road access runs via Ras Al Khor Road and Al Khail Road, connecting the site to Business Bay, Downtown Dubai and the wider Sheikh Zayed Road corridor. A future Metro Green Line extension has been mentioned by at least one broker portal as planned to serve the wider area, though this is not yet confirmed by an official transport-authority source.
Rental & Price Trends
Starting prices for Parkway are quoted at AED 1,550,000 by two independent sources, with per-configuration starting prices of roughly AED 1.5 to 1.6 million for a one-bedroom, AED 2.1 to 2.4 million for a two-bedroom, and AED 3.2 to 3.4 million for a three-bedroom. The payment plan is a 20/45/35 split: 20% at booking, 45% during construction, and 35% on handover (the developer's own page separately shows a simpler generic indicative plan of 30% down and 70% during construction, marked on that page as subject to change; the more detailed 20/45/35 figure from two independent portals is used here as the primary figure).
As an off-plan project with no delivered units, no independent rental-trend data exists yet for Parkway specifically. For a wider area-level comparison, 1-bedroom apartments in the wider Meydan/MBR City market have been running roughly AED 80,000 to 110,000 a year, per rental data already used across Royale Stays' live Meydan building guides.
STR Income Potential
Parkway is still under construction, targeted for handover in the first quarter of 2028. There are no delivered units, no current residents and no existing Airbnb or holiday-home listings to point to yet, so this section is deliberately written in prospective terms rather than as a current income claim.
Once handover completes, Parkway will be a standard Dubai freehold apartment building, the kind of property Royale Stays already manages elsewhere across Dubai. Prestige One Developments is a private developer with no hotel-brand affiliation and no confirmed short-term-letting restriction, so a DTCM holiday-home permit should be obtainable in the ordinary way once units are handed over and owners look to let. Owners planning ahead of handover can reach Royale Stays for setup, furnishing, photography, pricing, guest communications and maintenance, for a management fee from 15%.
