About Tonino Lamborghini Residences

Tonino Lamborghini Residences is a branded residential complex in Nad Al Sheba 1, part of Meydan and Mohammed Bin Rashid City (MBR City), developed by Gulf Land Property Developers. Announced in May 2024, the project comprises 4 mid-rise buildings sharing one podium, two of 6 storeys and two of 12 storeys, totalling roughly 750,000 sq ft of gross floor area and 541 apartments across one, two, three and four-bedroom layouts.

The project’s Italian design direction comes from the Tonino Lamborghini Group, a design and lifestyle house founded by Tonino Lamborghini. This is a separate company from Automobili Lamborghini, the supercar manufacturer now owned by the Audi-VW Group and founded by Tonino Lamborghini’s father, Ferruccio Lamborghini. Gulf Land Property Developers remains the actual real estate developer, with the Tonino Lamborghini Group providing design and interiors input only. Construction reached roughly 52% complete as of March 2026, with handover currently expected around Q1 2027.

The brand licensor's own official announcement states directly that Tonino Lamborghini branded products are not connected to Automobili Lamborghini in any way. This project should also not be confused with Majestic Vistas in Dubai Hills Estate, marketed under the alternate name "Lamborghini Mansions," a separate 40-villa community by a different developer, Emaar. Some lower-tier property portals list this project's unit count as over 8,000 apartments across more than 100 acres of land; those figures are not used here as they are mathematically inconsistent with the confirmed 541-unit, 4-building, 750,000 sq ft structure reported by the developer's own announcement and independent Dubai real estate coverage.

Location & Nearby Landmarks

Tonino Lamborghini Residences sits in Nad Al Sheba 1, within the wider Meydan district of Mohammed Bin Rashid City, close to Meydan Racecourse, home of the Dubai World Cup. Downtown Dubai and Burj Khalifa are roughly 12 to 15 minutes away by car via Ras Al Khor Road, and Dubai International Airport (DXB) is around 15 to 18 minutes away depending on traffic.

For a wider view of the area’s short-term rental market, see Royale Stays’ Airbnb management guide for MBR City. Nearby, Polo Residence and Taupe Residence are two other Meydan apartment developments in the same immediate area, useful comparison points for owners weighing a similar Nad Al Sheba address.

Unit Types

Tonino Lamborghini Residences offers 541 apartments across one to four-bedroom layouts: 296 one-bedroom units, 141 two-bedroom units, 95 three-bedroom units and 9 four-bedroom units. One-bedroom apartments range from about 810 to 1,250 sq ft, two-bedroom units from 1,200 to 1,600 sq ft, three-bedroom units from 1,600 to 2,500 sq ft, and four-bedroom units from 2,500 to 3,500 sq ft, per the developer’s own project listing.

Some early marketing material also references studio apartments, but the published 541-unit breakdown (296/141/95/9) accounts for the full unit count without a separate studio line, so studios are not treated as a confirmed current offering here.

Amenities

Confirmed amenities at Tonino Lamborghini Residences include a cycle track, 24-hour CCTV security, a gymnasium, an infinity pool, a private cinema, a barbecue area and a children’s play area, all shared across the complex’s podium. The developer’s own announcement additionally describes roughly 50,000 sq m of retail and recreational space and 10,000 sq m of clubhouse space across the wider development, alongside landscaped gardens.

Transportation & Access

Like most of Meydan, Tonino Lamborghini Residences has no Dubai Metro station within walking distance, so residents currently rely on cars or taxis. Al Ain Road and Ras Al Khor Road provide the main routes to Downtown Dubai, Business Bay and the wider city, with Meydan’s own internal road network connecting to Al Meydan Road for access to the racecourse district.

Launch-era asking prices at Tonino Lamborghini Residences range from around AED 2.45 million to AED 5.87 million across the tracked unit mix, on a payment plan structured as 70% during construction and 30% on handover. As an off-plan project still under construction, Tonino Lamborghini Residences does not yet have a completed-unit resale or rental history. Owners comparing this purchase against other MBR City options can model scenarios with Royale Stays’ Dubai property ROI calculator.

Airbnb / Short-Term Rental Income Potential

Short-term letting anywhere in Dubai, including an apartment at Tonino Lamborghini Residences, requires a DTCM holiday home permit. Gulf Land Property Developers is a standard private freehold developer, not a hotel brand or serviced-apartment operator, so once handover completes the permit is applied for directly. Read more in Royale Stays’ holiday home permit guide.

Royale Stays does not currently manage a property at Tonino Lamborghini Residences, and because the complex is still under construction ahead of its expected Q1 2027 handover, no building-specific short-term rental listing or earnings data exists yet anywhere. The company’s real MBR City-area management history comes from a managed villa in MAG City, part of the same wider masterplan. Royale Stays’ Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, are available from a management fee starting at 15%. Owners planning ahead of handover can submit their property for a free assessment.

Income context reflects Royale Stays' own managed MAG City villa, a separate MBR City property. Tonino Lamborghini Residences-specific performance data does not exist yet, since the project has not been handed over as of this guide's publication.

No. The design partner is the Tonino Lamborghini Group, an Italian design and lifestyle house founded by Tonino Lamborghini, son of Ferruccio Lamborghini. The company’s own official announcement states directly that Tonino Lamborghini branded products are not connected to Automobili Lamborghini, the supercar manufacturer now owned by the Audi-VW Group. Gulf Land Property Developers is the actual real estate developer; the Tonino Lamborghini Group’s role is design direction only.
These are two separate, unrelated Lamborghini-branded projects. Majestic Vistas, also marketed as Lamborghini Mansions, is a 40-villa gated community in Dubai Hills Estate developed by Emaar. Tonino Lamborghini Residences is a 541-apartment complex in Nad Al Sheba 1, Meydan, developed by Gulf Land Property Developers. Different developer, different area and a different product type. See Royale Stays’ Majestic Vistas guide for that separate community.
Structurally, yes, once handover completes. Gulf Land Property Developers is not a hotel-branded developer with the kind of restriction that applies to buildings like Vida, so no building-specific prohibition on short-term letting was found. Any owner would still need a DTCM holiday home permit from the Department of Economy and Tourism before listing, the same standard requirement across Dubai.
Royale Stays does not yet have management history at Tonino Lamborghini Residences specifically, since the complex is still under construction. Once handover completes, Royale Stays can manage furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination for a fee starting from 15%; owners can submit their property for a free assessment ahead of handover.
