About Amara

Amara is a twin-villa neighbourhood within Tilal Al Ghaf, Dubai's lagoon-centred master community developed by Majid Al Futtaim. It is a separate community from Aura, another twin-villa neighbourhood elsewhere in the same master plan, and from Amara Residences, an unrelated apartment building in Jumeirah Village Circle with no connection to Majid Al Futtaim or Tilal Al Ghaf.

Majid Al Futtaim announced Amara on 16 January 2024, describing it as the final residential neighbourhood planned for Tilal Al Ghaf. The development comprises 116 private twin villas across three storeys, in 3, 4 and 5-bedroom configurations, with interiors curated by The Bergman Design House and architecture by Nabil Gholam Architects. Each villa is designed with double-height ceilings, wrap-around windows and a private elevator, set around a community park with water and play areas plus a gym and multipurpose hall.

The 16 January 2024 launch date and the community-park/gym/multipurpose-hall amenity details come from Majid Al Futtaim's own official launch announcement on tilalalghaf.com and were not independently cross-verified by a second outlet this session. The Nabil Gholam Architects/Bergman Design House architect-and-interiors credit is corroborated by two independent third-party listing sources (everhomes.ae, opr.ae). Amara sits within the wider Tilal Al Ghaf master community, on an elevated stretch of the community among its wadis. It is a separate neighbourhood from Aura, another twin-villa neighbourhood in the same master plan, and from the community's other covered neighbourhoods: Elysian Mansions, Elan, Alaya, Harmony and Alaya Beach.

By car, Tilal Al Ghaf is roughly 15 minutes from Mall of the Emirates, 17 minutes from Dubai Expo City, 20 minutes from Downtown Dubai, 25 minutes from Al Maktoum International Airport and 29 minutes from Dubai International Airport.

Drive times are approximate, based on typical traffic conditions from the wider Tilal Al Ghaf community rather than Amara specifically, and will vary by time of day.

Villas feature double-height ceilings and wrap-around windows, with residents able to personalise layouts, including options such as a double-height atrium or an additional master suite.

A third listing source (everhomes.ae) shows a narrower 4,900 to 5,012 sq ft range for its own 4 and 5-bedroom floor-plan samples specifically, lower than the 5,047 to 5,413 sq ft range shared by the other two sources. This guide uses the range corroborated by two independent sources and discloses the lower single-source figure rather than omitting it, since it may reflect a specific floor plan rather than a contradiction of the overall range.


Amenities

Per the developer, Amara's own amenities include a community park with water and play areas, plus a gym and multipurpose hall. Residents also share the wider Tilal Al Ghaf community's amenities: the central lagoon, roughly 500,000 square metres of parks and green open space, cycling and walking trails, retail outlets and an international school.


Transportation & Access

Amara has no Metro station of its own, in common with the rest of Tilal Al Ghaf. Residents rely primarily on private cars, reaching the rest of Dubai via the community's connections to Hessa Street and Sheikh Zayed Bin Hamdan Al Nahyan Street.


Sales & Completion Status

Amara launched on 16 January 2024 with a starting price of roughly AED 7,250,000, per two independently direct-fetched brokerage listing pages that cite matching figures. The payment plan is structured as 10% on booking, 50% during construction and 40% on handover, a 60/40 split before and at completion, again matching across both sources. Handover is scheduled for Q4 2026.

Bayut's own live "anticipated new developments" roundup for Tilal Al Ghaf (fetched this session) lists Plagette 32, Lanai Islands, Bo Monde, Alaya Beach Villas and Serenity Mansions with individual completion estimates but does not include Amara in that specific table, so no independent portal-based revision-check was possible for Amara the way it was for some sibling neighbourhoods. The Q4 2026 date rests on three direct-fetched developer/broker sources (the developer's own site, Dubai Sotheby's International Realty and Tanami Properties) with no evidence of slippage found this session.


Airbnb / Short-Term Rental Income Potential

Amara has not yet been handed over, so no current Airbnb hosting is possible here and no earnings figure is quoted. Majid Al Futtaim is a standard freehold master developer, not a hotel brand or serviced-apartment operator, so once units are delivered a DTCM holiday home permit from the Department of Economy and Tourism would be applied for directly, the same routing that applies elsewhere in Tilal Al Ghaf.
