Armani Beach Residences is a 53-home ultra-luxury development on the East Crescent of Palm Jumeirah, developed by Sharjah-based Arada in partnership with Giorgio Armani's Armani/Casa interior design studio and Pritzker Prize-winning architect Tadao Ando. It is Arada's first project on Palm Jumeirah and only its second in Dubai overall, after Jouri Hills in Jumeirah Golf Estates. Construction is underway with handover targeted for Q4 2026, and the development's 2 to 5-bedroom apartments, penthouses and two presidential suites have already attracted some of the highest asking prices recorded on the island.

About Armani Beach Residences
Armani Beach Residences is not to be confused with Armani Residence, the earlier Armani-branded suites inside Burj Khalifa in Downtown Dubai, developed by Emaar and entirely unrelated to Arada's Palm Jumeirah project (see the FAQ below). Armani Beach Residences is a standalone, low-rise development of 53 individually designed homes: 2 to 5-bedroom apartments, 5-bedroom penthouses and two 5-bedroom presidential suites with private rooftop access, launched for sale in late 2023.
A separate 'Residences by Armani/Casa' development also exists in Sunny Isles Beach, Miami, Florida, an unrelated US project that happens to share the same Armani/Casa interior-design partnership. It has no connection to Arada or Palm Jumeirah.

Armani Beach Residences sits on the East Crescent of Palm Jumeirah, the same stretch of the island as the Atlantis The Palm resort and several other Crescent-facing residential buildings, with sweeping views of the Arabian Gulf and the Dubai skyline.

The development includes roughly 90,000 sq ft of shared amenities, designed around the same minimalist, resort-style aesthetic as the residences themselves.

Transportation & Access
Armani Beach Residences is on the East Crescent, a short drive from Atlantis The Palm and the Palm Monorail, and around 20 to 25 minutes from Dubai Marina and JBR by car. As with the rest of Palm Jumeirah, a car, taxi or ride-hailing app is the practical way to reach the mainland.
Rental & Price Trends
Units at Armani Beach Residences launched from roughly AED 20 to 23 million, with 5-bedroom apartments and penthouses reaching AED 60 million and up, and the building's two presidential suites listed well into the hundreds of millions of AED, among the highest asking prices recorded on Palm Jumeirah. Royale Stays has not independently verified an achievable rental range specific to this building, since it remains under construction and portal-listed sale prices vary widely by unit and view.

Armani Beach Residences is still under construction, with handover targeted for Q4 2026, so no unit here can be listed for short-term rental yet and no building-specific occupancy or nightly-rate figures exist to report.
