About Alaya Beach

Alaya Beach is a waterfront neighbourhood within Tilal Al Ghaf, Dubai's lagoon-centred master community developed by Majid Al Futtaim. It is a genuinely separate neighbourhood from the similarly-named Alaya elsewhere in the same master plan, not a phase or rebrand of it, confirmed by the developer's own site listing both as distinct entries.

Majid Al Futtaim Communities launched Alaya Beach in February 2022 as an "ultra-exclusive neighbourhood" on the Lagoon Al Ghaf waterfront, describing a limited collection of 14 Mansions and 30 Reserve Grand Villas, each with direct access to the lagoon, a private neighbourhood beach and water-based amenities including beach sports and tennis. Buyers can customise their homes with a choice of Modernist or Mediterranean facades, an additional basement area and a choice of Mediterranean or Tropical landscaping.

The 14 Mansions/30 Reserve Grand Villas unit-count figure and the February 2022 launch date come from Majid Al Futtaim's own launch announcement (reprinted by Construction Business News Middle East) and were not independently cross-verified by a second outlet this session. Alaya Beach should not be confused with Alaya, a separate, already-delivered grand-villa neighbourhood elsewhere in Tilal Al Ghaf with its own Royale Stays building guide. Location & Nearby Landmarks

Alaya Beach sits within the wider Tilal Al Ghaf master community, on the Lagoon Al Ghaf waterfront, with direct access to a private neighbourhood beach. It is a separate neighbourhood from Alaya, and the master community's other covered neighbourhoods, Elysian Mansions and Elan, sit elsewhere within the same master plan; Aura is a fourth covered neighbourhood in the same community.

By car, Tilal Al Ghaf is roughly 15 minutes from Mall of the Emirates, 17 minutes from Dubai Expo City, 20 minutes from Downtown Dubai, 25 minutes from Al Maktoum International Airport and 29 minutes from Dubai International Airport.

Drive times are approximate, based on typical traffic conditions from the wider Tilal Al Ghaf community rather than Alaya Beach specifically, and will vary by time of day.

Two facade styles are offered, described by the developer as the Modernist and the Mediterranean, each with customisable interior finishes and landscaping.

The 8,891 to 14,670 sq ft plot-size range is single-sourced to Dubai Sotheby's International Realty's own listing page for this project and was not independently cross-verified by a second outlet this session, though it is broadly consistent with sibling Alaya's own smaller-scale 5,090 to 8,214 sq ft grand-villa product.


Amenities

Per the developer, Alaya Beach's own amenities include direct access to Lagoon Al Ghaf, a private neighbourhood beach, water-based activities, beach sports and tennis. The Reserve Grand Villas include a Zen Suite, a self-contained garden room that can be configured around one of four themes: heal, entertain, exercise or work. The Mansions include an optional rooftop suite for entertaining or as a gym, plus a basement area for additional entertaining or wellness use. Residents also share the wider Tilal Al Ghaf community's amenities: the recreational lagoon itself, landscaped parks, cycling and jogging trails, retail outlets and an international school.


Transportation & Access

Alaya Beach has no Metro station of its own, in common with the rest of Tilal Al Ghaf. Residents rely primarily on private cars, reaching the rest of Dubai via the community's connections to Hessa Street and Sheikh Zayed Bin Hamdan Al Nahyan Street.


Sales & Completion Status

Alaya Beach was launched in February 2022 with an originally marketed starting price of roughly AED 22,000,000 and a Q4 2024 target handover on a 60/40 payment plan, per three independent resale agency listing pages that each cite identical figures. As of the most recent live portal check for this guide, Alaya Beach Villas still appears among five Tilal Al Ghaf neighbourhoods described as under construction, with a revised estimated completion of Q4 2027, roughly three years past the original target.

No active resale or rental listing specifically tagged to Alaya Beach was found this session (unlike sibling Alaya, where real active Bayut listings confirm delivery). The AED 22,000,000/Q4 2024/60-40 figures reflect original 2022 launch marketing rather than confirmed current pricing, and the revised Q4 2027 estimate is a portal estimate, not a developer-confirmed handover date.


Airbnb / Short-Term Rental Income Potential

Alaya Beach has not yet been handed over, so no current Airbnb hosting is possible here and no earnings figure is quoted. Majid Al Futtaim is a standard freehold master developer, not a hotel brand or serviced-apartment operator, so once units are delivered a DTCM holiday home permit from the Department of Economy and Tourism would be applied for directly, the same routing that applies elsewhere in Tilal Al Ghaf.
