About Marina View Tower A

Marina View Tower A is a 24-storey residential tower in Dubai Marina, the taller of two buildings that make up the Marina View Towers complex, developed by New City Developers. Its shorter twin, Marina View Tower B, rises 12 storeys next door; both towers share the same architect, Eng. Adnan Saffarini. The project was announced in 2004 and construction began in 2005.

PropSearch’s own building-guide text for the complex states the towers were "finished for handover in 2008", though a separate summary box on PropSearch’s own complex-level page shows 2007, an internal inconsistency on that single source. This guide uses the two-source-agreed 2008 completion date rather than the outlier, the same resolution independently reached while verifying the neighbouring Tower B guide. Together, the two towers hold 410 freehold apartments and duplex penthouses, per PropSearch, cross-confirmed by Bayut during that same verification.

Marina View Tower A is not the same building as its own twin, Marina View Tower B, nor Skyview Tower, an unrelated 32-storey Dubai Marina building developed by Halcon Real Estate. The facts on this page apply only to the taller, 24-storey Tower A.

Height and a single-source penthouse bedroom-count figure were found for Tower B specifically during this research pass but not independently confirmed for Tower A, so neither is restated here. PropSearch describes the largest units as four-bedroom penthouses and duplex villas; Bayut (per the Tower B verification) lists penthouses of up to five bedrooms. This guide describes them simply as penthouses and duplex villas rather than picking a single bedroom count.

Location & Nearby Landmarks

Marina View Tower A sits within Dubai Marina, close to Sheikh Zayed Road, Dubai Marina Mall and DMCC Metro Station, per Bayut’s building profile for the complex. Royale Stays actively manages Airbnb properties across Dubai Marina, and owners at Marina View Tower A are covered under the same Dubai Marina Airbnb management service used across the rest of the community.

Other Dubai Marina buildings Royale Stays manages separately include Marina View Tower A’s own shorter twin, Marina View Tower B, plus Marina Pearl and Panoramic Tower, each with its own building guide. For a wider view of pricing and demand across the whole area, Royale Stays’ ROI calculator can model a specific unit’s numbers.

Unit Types

Marina View Tower A offers studio, one, two and three-bedroom apartments, plus penthouses and duplex villas, per PropSearch and Bayut. Sources differ slightly on the largest layouts: PropSearch describes four-bedroom penthouses and duplex villas, while Bayut lists penthouses of up to five bedrooms, so this guide describes them simply as penthouses and duplex villas rather than picking a single bedroom count.

Amenities

Residents across Marina View Towers have access to a fully equipped health club, sports gym, spa, jacuzzi, a temperature-controlled swimming pool, a children’s play area, sunbathing areas, a multipurpose sports hall and 24-hour security, per PropSearch and Bayut. The building is pet-friendly, per Bayut, though owners should confirm the current pet policy with building management before moving in.

Transportation & Access

Marina View Tower A sits just off Sheikh Zayed Road, Dubai Marina’s main arterial connection to the rest of the city, with Dubai Marina Mall and DMCC Metro Station both nearby, per Bayut. Dubai International Airport is roughly 25 to 30 minutes away by car depending on traffic, broadly consistent with other Dubai Marina buildings.

Real, dated Dubai Land Department sale transactions registered under Marina View Tower A show recent activity. A 209 sq ft studio unit sold for AED 240,000 (AED 1,150 per sq ft) on 17 July 2026. A 749 sq ft one-bedroom unit sold for around AED 1,060,000 (AED 1,420 per sq ft) on 12 June 2026, both per PropSearch’s published Dubai Land Department transaction data. Owners weighing a specific unit’s current numbers can run their own scenario through Royale Stays’ ROI calculator.

Airbnb / Short-Term Rental Income Potential

Dubai Marina is one of Dubai’s best-performing short-term rental areas. Across the area, a professionally managed one-bedroom apartment typically earns around AED 16,400 a month on Airbnb, per Royale Stays’ Dubai Marina area guide. Building-specific listing activity for Marina View Tower A was not independently broken out during this research pass, though third-party short-term rental listings covering the wider Marina View Towers complex do appear on booking.com, a real demand signal rather than something Royale Stays operates itself.

Short-term letting anywhere in Dubai, including at Marina View Tower A, needs a valid DTCM holiday-home permit before taking bookings, alongside professional photography, dynamic pricing, round-the-clock guest communication, housekeeping between stays and owners-association coordination. Royale Stays runs the full operation for owners here for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, with a single monthly statement covering revenue, fee, costs and net transfer.

Marina View Towers is developed by New City Developers, a private developer, not a hotel brand: there is no policy reason, unlike Vida, the site’s only confirmed prohibited brand, that Marina View Tower A apartments can’t be run as licensed holiday homes. Owners ready to move forward can submit their property for a free earnings estimate.
