About Orla

Orla is an ultra-luxury residential development on Palm Jumeirah's West Crescent, developed by Omniyat and branded by Dorchester Collection, the London-headquartered five-star hospitality group that provides the building's concierge, amenity and lifestyle services. The development was designed by the internationally acclaimed architecture firm Foster + Partners on a 29,000-square-metre beachfront plot the developer describes as sitting at "the apex of the Palm's crescent." Completion is targeted for 2026, per the developer's own published timeline; this is the developer's own target date rather than an independently confirmed handover.

This guide covers the base Orla development specifically. A distinct sister tower called Orla Infinity sits on the same site, sharing the same architect and interior design team, but is a separate project comprising only 20 duplex residences with no mansion, sky palace or penthouses, and targets a later 2027 completion. The two are marketed as related but separate Omniyat "Masterpieces," and the figures in this guide apply only to the base Orla, not Orla Infinity.


Location & Nearby Landmarks

Orla sits on Palm Jumeirah's West Crescent, the outer breakwater of the island, at what the developer describes as the apex of the Palm's crescent curve. From here it is a short drive to Atlantis The Palm and Nakheel Mall at the trunk of the Palm, and roughly 20 to 30 minutes by car to Dubai Marina or Downtown Dubai depending on traffic.

Because Orla and Orla Infinity share the same beachfront site and branding, it is worth being precise about which one a search result refers to: this guide covers only the base Orla (89 residences, 2 super penthouses, a Sky Palace and a Mansion), not the separate 20-duplex Orla Infinity tower completing a year later on the same plot.

Orla comprises 93 individually owned units in total: 89 apartment residences ranging from simplex two-bedrooms up to triplex four-bedrooms (roughly 2,800 to 12,700 square feet depending on configuration), 2 Super Penthouses (around 20,100 and 30,700 square feet), and a single Sky Palace named "Luna Sky Palace" crowning the top of the complex at 58,476 square feet across three levels, complete with its own wellness spa, a private ten-car garage and a rooftop infinity pool.

The development also includes one Beach Mansion, designed by the architecture firm SAOTA, which is a distinct, standalone unit rather than part of the tower structure: a ground floor with vast living and dining space and a custom open kitchen, and a lower ground floor housing a dedicated recreation room, private spa, bowling alley and a ten-car garage, with direct access from a private pool veranda onto a garden and the beach.

The 89 residences, 2 Super Penthouses and Sky Palace are apartment/penthouse-type units and fall within Royale Stays' current, active Palm Jumeirah apartment management service. The single Mansion is a villa-type unit: Royale Stays has a confirmed upcoming expansion into Palm Jumeirah villa management but has not yet started managing any Palm Jumeirah villa, so no current management, listing or earnings claim is made for the Mansion specifically.


Amenities

All amenities at Orla are managed by Dorchester Collection. Residents have access to a 150-metre private beach club with a large infinity pool, sun loungers and cabanas, a cigar lounge, a wellness spa, fitness, yoga and cycling studios, a private residents-only cinema for up to 16 guests, and an indoor lap pool. Dorchester Collection's own lifestyle services extend to concierge and personal valet, doorman and porter services, a dedicated car care service, one-off dining events and functions, and a la carte in-residence dining, housekeeping and turndown services.


Transportation & Access

Palm Jumeirah has no Dubai Metro station of its own, so most residents and guests use a private car, taxi or ride-hailing apps such as Careem to reach Orla, with the Palm Monorail available for getting around the island itself. Dubai International Airport (DXB) is roughly 30 to 40 minutes away by car depending on traffic, with Al Maktoum International (DWC) a longer drive.


No Orla-specific short-term rental data has been published and the development's completion is not independently confirmed beyond the developer's own targeted date, so the figures below are Palm Jumeirah area-blended averages provided as planning context only: two-bedroom units average around AED 1,423 a night at 88 percent occupancy (roughly AED 38,922 a month), while three-bedroom units average around AED 1,696 a night (roughly AED 46,565 a month). Given Orla's beachfront, branded-residence positioning, well-presented apartment units here could reasonably be expected to sit at or above these blended averages once operational, though no building-specific data confirms this.

As a Dorchester-Collection-branded, hospitality-adjacent development, the short-term letting permit here is typically routed through the building's own management company once it is operational, rather than a standalone owner application to Dubai's tourism authority.
