About District One West
District One West is a waterfront villa development by Nakheel, sitting within Mohammed Bin Rashid City’s (MBR City) wider "District One" branded master-community, on the shoreline of the Crystal Lagoon. It is a distinct, newer project from the original, already-delivered District One, which was built separately by Meydan Sobha JV (a joint venture between Meydan Group and Sobha Group), launched in 2014 and delivered in phases between 2018 and 2020 with roughly 1,500 villas and 18 mansions. District One West is a different development, by a different developer, still under construction.
Nakheel’s own site markets District One West as a "premium waterfront residence on the Crystal Lagoon," with access to 14 kilometres of white-sand beachfront and community spaces including a library, cafe and gym. As of Nakheel’s own June 2026 construction update, the project runs across two phases: Phase 1 at 83.37% overall progress (73.31% per a separate RERA inspection), and Phase 2 at 34.49% overall progress (31.24% per RERA). District One West should also not be confused with District 11, a separate numbered MBR City sub-community home to several other independent villa developments, or with Lagoon Views and Naya Residences, two further Nakheel-developed sub-communities within the same wider District One branded area that are not covered in this guide.

Like most of MBR City, District One West has no Dubai Metro station of its own; residents currently rely on cars or taxis. Sheikh Mohammed Bin Zayed Road and Al Khail Road provide the main routes to and from the wider community, with Business Bay, Downtown Dubai and Dubai International Airport all within a roughly 8 to 18-minute drive per Nakheel’s own site.

As an off-plan project still under construction, District One West does not yet have a completed-unit resale or rental history, and no District One West-specific AED sale or rental figures were confirmed to the two-source standard this session. Short-term letting anywhere in Dubai, including a villa at District One West, requires a DTCM holiday home permit. Nakheel is a standard freehold developer, not a hotel brand or serviced-apartment operator, so once handover completes the permit is applied for directly, the same routing that applies at MAG City, Wadi Villas and other MBR City villa communities.
