About Regalia

Regalia is a 70-storey residential tower in Business Bay, Dubai, developed by Deyaar Development PJSC. Standing 331 metres tall, it is the tallest tower Deyaar has built to date.

Deyaar first announced Regalia in mid-2021 as a Dh1 billion (roughly $272 million) project, with construction awarded to Gulf Asia Contracting. The tower originally targeted a December 2024 handover; Deyaar confirmed the actual handover in April 2026, as part of a combined delivery of 1,436 units across three of the developer's Dubai projects.

Regalia in Business Bay should not be confused with Regalia, a separate 45-storey oceanfront condominium in Sunny Isles Beach, Miami, Florida, designed by architect Bernardo Fort-Brescia of Arquitectonica, an entirely unrelated project by a different developer in a different country. "Regalia" is also a generic English word for royal or ceremonial insignia, with no connection to either building.


Location & Nearby Landmarks

Regalia sits in Business Bay close to the Dubai Water Canal, putting Downtown Dubai and its Burj Khalifa, Dubai Mall and Dubai Fountain landmarks around five minutes away by car. Sheikh Zayed Road and Al Khail Road are both within easy reach for onward travel across the city.

At its 2021 launch, Deyaar reported 172 studios, 572 one-bedroom apartments, 118 two-bedroom units and 41 three-bedroom apartments, plus four duplexes and two penthouses. Deyaar's own April 2026 handover announcement puts the total at 913 units delivered across the tower.

Amenities

Regalia's amenities include a 70-metre outdoor infinity pool, jacuzzi, family gym, private cabanas and a yoga pavilion, alongside an open-air cinema, grassy lawn, landscaped garden and reading corner. Social spaces include a barbecue area, a residents' lounge and a business centre, plus indoor and outdoor children's play areas. Apartments are fitted with smart home technology, including smartphone-compatible controls.

Royale Stays does not currently have an area-level published figure for studios, which make up the largest single unit type in the building.

Deyaar is a private developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that Regalia apartments can't be run as licensed holiday homes.
