About Elan

Elan is a gated sub-community within Tilal Al Ghaf, Dubai's lagoon-centred master community developed by Majid Al Futtaim, sitting to the east of the development close to Hessa Street (D61). Rather than a single tower, Elan comprises duplex townhouses arranged in terraces of four, six or eight houses, with a four-bedroom house at each end of every terrace and three-bedroom houses in between.

Construction began in June 2020 and the development was completed by November 2023 (one source, Bayut, describes completion more loosely as "early 2023"). The launch was split across three phases: the first two phases sold out within seven days each (594 units combined, an estimated AED 900 million in sales value), and the third phase, 322 homes, sold out within 48 hours of its September 2020 launch. By October 2020, more than 900 homes across the neighbourhood had been sold, though no developer press release states one final total-unit figure for the completed neighbourhood.

Elan should not be confused with Elan Rimal Suites (also marketed as Elan Rimal 5 Suites or Elan Rimal Sadaf Suites), an unrelated serviced-apartment/holiday-home brand operating in the Rimal 5 and Rimal Sadaf towers in JBR, roughly 45 minutes away, with no connection to Majid Al Futtaim or Tilal Al Ghaf. Some marketing material refers to "Elan 2" or "Elan Phase 2," which is a construction phase within this same neighbourhood, not a separate development. Elan is also a distinct, separately named neighbourhood from Tilal Al Ghaf sibling communities Harmony, Aura, Alaya and Elysian Mansions, which use different naming and are not part of Elan.


Location & Nearby Landmarks

Elan sits at the intersection of Hessa Street (D61) and Sheikh Zayed Bin Hamdan Al Nahyan Street (D54), in the eastern part of the wider Tilal Al Ghaf master community. The already-covered Elysian Mansions, Alaya and Alaya Beach neighbourhoods sit elsewhere within the same master plan.

By car, Elan is roughly 10 minutes from the Al Qudra cycling track, 15 minutes from Mall of the Emirates, 17 minutes from Dubai Expo City, 20 minutes from Downtown Dubai, 25 minutes from Al Maktoum International Airport and 29 minutes from Dubai International Airport.

Unit Types

Elan holds a mix of three-bedroom duplex townhouses (200 sq m, roughly 2,152 sq ft) and four-bedroom duplex townhouses (219 sq m, roughly 2,354 sq ft), consistent across both propsearch.ae and Bayut. Each terrace of four, six or eight houses places a four-bedroom unit at both ends with three-bedroom units in between. Each house has a private garage with two parking spots.


Amenities

Elan residents share the wider Tilal Al Ghaf community's amenities: a basketball court, a children's swimming pool, a fitness centre, 18 kilometres of jogging and cycling trails, landscaped walkways, open green space and additional swimming pools. Every Elan townhouse comes with two complimentary bicycles to encourage use of the trail network. The wider master community also offers Lagoon Al Ghaf, a 70,000 square metre recreational lagoon with sandy beaches, beach cabanas and water sports, plus retail options and an on-site international school.


Transportation & Access

Elan has no Metro station of its own; Jumeirah Golf Estates station, the nearest option, is roughly a 32-minute drive away. Residents rely primarily on private cars, reaching the rest of Dubai via Hessa Street and Sheikh Zayed Bin Hamdan Al Nahyan Street. Each townhouse's own two-spot private garage covers day-to-day parking.


Elan townhouses launched from AED 1.3 to 1.7 million in 2020. Dubai Land Department transaction records reproduced by propsearch.ae show substantial appreciation since: a 4-bedroom, 2,174 sq ft villa recorded a mortgage registration at AED 3,480,000 (AED 1,601 per sq ft) on 26 August 2026. Propsearch.ae records 50 sale transactions for the development to date.

Airbnb / Short-Term Rental Income Potential

Elan is fully delivered and already has active short-term-rental listings: both Booking.com and Airbnb list furnished townhouses in the neighbourhood, including at least one listing explicitly named for the "Elan B" block. Majid Al Futtaim is a standard freehold master developer, not a hotel brand or serviced-apartment operator, so a DTCM holiday home permit from the Department of Economy and Tourism is applied for directly, the same routing that applies at Victory Heights, Mudon and Arabian Ranches.
