About Rove Home Marasi Drive
Rove Home Marasi Drive is a 32-storey residential tower (plus 3 basement parking levels) rising on Marasi Drive in Business Bay, directly along the Dubai Water Canal and steps from the Marasi Promenade. It is developed by IRTH Group, through its subsidiary IRTH Development (also referenced as IRTH Signature Development LLC), and designed in collaboration with the Rove Hotels brand for its interiors, amenities and resident perks. Rove Hotels does not own, develop or sell the building; IRTH Group is the developer and seller of record, with Rove supervising elements of how the finished residences operate. Construction began in July 2024, with handover expected in the first quarter of 2027.
The tower will offer studios, 1-bedroom and 2-bedroom fully furnished apartments, ranging from roughly 341 to 1,058 square feet depending on layout, with residences occupying levels 5-21 and 24-31, a sky garden across levels 22-23, and a landscaped rooftop terrace above that. Interiors are designed with modular, space-maximising solutions by US-based Ori Living, alongside a Google Digital Home smart-living system.
Rove Home Marasi Drive is not an operating Rove hotel. Rove Hotels runs separate, staffed hotels elsewhere in Dubai (including Rove Downtown and Rove Dubai Marina); it collaborates on this project's branding and amenities only. Construction on Rove Home Marasi Drive began in July 2024, following an initial design filing in February 2024. As of this writing the project is still under construction and pre-handover, with completion expected in the first quarter of 2027 (one broker listing states June 2027; the majority of sources point to Q1 2027).
The building is not yet occupied and has no current residents, tenants, or short-term rental history.
Future STR Potential
Rove Home Marasi Drive is a pre-handover, off-plan development, so no current Airbnb or short-term rental activity exists there yet, and Royale Stays makes no claim of managing any unit in the building today.
Once handed over, Business Bay's established demand for short-term stays, the building's canal-front, walkable location near Downtown Dubai and DIFC, and its fully furnished, smart-home-equipped apartments would make individual units realistic short-term rental candidates for owners. The building's own management company would arrange the necessary DTCM holiday-home permit, the standard route for hotel-brand-adjacent buildings in Dubai; Royale Stays has no confirmed prohibition here (Rove is not a Vida-brand hotel, the only confirmed strict prohibition on Royale Stays' own list).
