About Reehan 4

Reehan 4 is one of eight numbered buildings in the Reehan cluster, part of Old Town, the Arabian-style sub-community Emaar Properties built around Burj Khalifa in Downtown Dubai. It is a four-storey building with two basement parking levels, built in the sandstone, arched-courtyard style the district is known for, on Al Asayel Street, which connects to Al Khail Road and gives easy access to Sheikh Zayed Road.

The building holds 47 freehold units, confirmed by both Bayut's building guide and Homeland's own 47-document floor-plan set. Each of Reehan 4's four floors follows the same layout: eleven one-bedroom apartments running from around 874 to 994 sq ft, plus one larger unit per floor at around 1,446 sq ft (ground floor) to 1,455 sq ft (upper floors). Ground-floor units include a private garden instead of a balcony.

Reehan 4 is part of a genuine eight-building numbered series inside Old Town's Reehan cluster: Bayut's own Nearby Buildings module lists Reehan 6, Reehan 7, Miska 2, Kamoon 2 and Burj Royale as directly neighbouring structures, and separately confirms the wider complex is "eight low to mid-rise apartment buildings." The nearest bus stops, South Ridge Tower and Burj Khalifa/The Hotel Palace, are around 5 and 8 minutes' walk from Reehan 4. Dubai Metro is reachable from Burj Khalifa/Dubai Mall station in about 6 minutes, Business Bay station in 8 minutes and Emirates Towers station in 9 minutes. Bayut's own building-specific figure puts one-bedroom rents at Reehan 4 closer to AED 80,000 to AED 125,000 a year.

On the sale side, recent Dubai Land Department-tracked transactions recorded by propsearch.ae show one-bedroom units selling for around AED 1,900,000 to AED 2,188,000 (roughly AED 1,937 to AED 2,223 per sq ft), and the one recorded sale of the building's largest unit type, at 1,455 sq ft, traded for AED 3,450,000 (about AED 2,371 per sq ft) in September 2024. Bayut's own Sale Trends estimate for the building puts one-bedroom prices at AED 1.4M to AED 2M and larger units at AED 2M to AED 2.2M, a touch below the most recent individual sales recorded above, reflecting the usual lag between chart estimates and the latest transactions. No STR-specific listing naming Reehan 4 by itself turned up in this review, but demand signals in the wider Reehan cluster are real: an Airbnb listing markets a unit in the neighbouring Reehan 8, and Frank Porter, an independent Dubai holiday-home operator, lists a unit in Reehan 5 on Booking.com and Agoda, both a short walk from Reehan 4.
