About Reehan 5

Reehan 5 is one of the numbered buildings in Old Town's Reehan cluster. Bayut's own building guide describes Reehan as a residential complex divided into seven buildings within Old Town, the Arabian-style sub-community Emaar Properties built around Burj Khalifa in Downtown Dubai. Reehan 5 is a four-storey building with two basement parking levels, sitting directly on Burj Khalifa Boulevard.

Homeland's own floor-plan document set lists 12 apartments repeated across each of the building's four floors (Ground, First, Second and Third): eleven one-bedroom layouts per floor and one larger three-bedroom unit, with a private garden on the ground-floor version. One-bedroom units range from around 898 to 1,012 sq ft, and Dubai Land Department-tracked transactions recorded by propsearch.ae show recent one-bedroom resales trading between roughly AED 1,680,000 and AED 2,450,000.

Reehan 5 is part of a genuine multi-building numbered series inside Old Town's Reehan cluster: Bayut's own building guide states Reehan is divided into seven buildings, and this site's own content tracking independently corroborates a wider Reehan 3 to Reehan 8 series. Reehan 7, covered separately on this site, is a taller building with 66 units spanning studio to three-bedroom and garden or penthouse layouts, and Reehan 8 holds 48 units across one, two and three-bedroom apartments; both are materially different buildings from Reehan 5's four storeys and predominantly one-bedroom unit mix. This guide covers Reehan 5 only. Bayut's own text states Reehan 5 units "only consist of 1-bedroom units," but Homeland's structured floor-plan document set repeats a single 3-bedroom unit (around 1,448 sq ft) on every one of the four floors, so this guide treats the mix as predominantly 1-bedroom with a small number of 3-bedroom units rather than 1-bedroom only.

Location & Nearby Landmarks

Reehan 5 sits on Burj Khalifa Boulevard within the Reehan zone of Old Town, close to Burj Khalifa, The Dubai Fountain, Al Fahidi Historical District and Dubai Mall, around 8 minutes' drive away. Bayut's own Nearby Buildings module lists Miska 2, Kamoon 1, South Ridge Tower 1 and Burj Royale as directly neighbouring buildings, each about a minute's walk away.

Other numbered buildings in the same wider Old Town masterplan are covered separately on royalestays.com: Reehan 7, Reehan 8 and Miska 2, one of Reehan 5's own directly confirmed neighbouring buildings, each with its own layout and unit mix. For a wider view of the area's short-term rental market, Royale Stays' Airbnb management guide for Downtown Dubai covers licensing and demand across the community.

Unit Types

Reehan 5's floor plan repeats across all four floors. Each floor holds eleven one-bedroom apartments, ranging from around 898 to 1,012 sq ft, with an open-plan kitchen and living room, a walk-in closet and a courtyard view through a floor-to-ceiling window, per Bayut's building guide. Each floor also has one larger three-bedroom unit of around 1,448 sq ft, with a private garden on the ground floor and a terrace on the floors above, per Homeland's floor-plan document set. Every apartment comes with one covered parking space.

Amenities

Reehan 5 offers underground parking, squash courts, a movie theatre, landscaped courtyards, an aerobics room, a children's playroom, a gym and multiple barbeque pits around the building, per Bayut's building guide. High-speed elevators and street or paid parking are available for visitors.

Transportation & Access

Business Bay Metro Station is about 6 minutes from Reehan 5, with Burj Khalifa/Dubai Mall Metro Station around 7 minutes and the MetroLink monorail about 8 minutes away, per Bayut's building guide. The nearest Dubai Mall bus stop is roughly an 8-minute walk. By car, propsearch.ae puts the drive to Dubai Mall at around 8 minutes and to Palm Jumeirah at around 20 minutes.

Downtown Dubai rents held broadly stable through H1 2026, according to Bayut's Dubai Rental Market Report, which puts the area's average annual rent at AED 133,000 for a one-bedroom and AED 362,000 for a three-bedroom apartment, the two unit types Reehan 5 offers. Unlike some of its Old Town neighbours, Reehan 5 has no two-bedroom units.

On the sale side, recent Dubai Land Department-tracked transactions recorded by propsearch.ae show one-bedroom units trading between roughly AED 1,680,000 and AED 2,450,000 (around AED 1,700 to AED 2,620 per sq ft) for units sized between about 898 and 986 sq ft, with a further recorded resale of a larger unit at AED 1,967,400. No verified Reehan 5-specific rent figure is available at the time of writing, so the figures above reflect the wider Downtown Dubai trend rather than a confirmed rental number for this specific building. Owners weighing a specific unit's numbers can run their own scenario through Royale Stays' ROI calculator.

STR Income Potential

There is a genuine, independent signal of live demand here: a listing titled "Frank Porter, Reehan 5, Dubai" is marketed directly on both Booking.com and Agoda by Frank Porter, a Dubai holiday-home operator independent of Royale Stays. That is a concrete external signal naming this exact building on two separate booking platforms, not a hopeful assumption. Royale Stays' own managed Downtown Dubai portfolio shows gross annual income in the region of AED 130,000 to AED 175,000 for a one-bedroom and AED 300,000 to AED 430,000 for a three-bedroom, per the Downtown Dubai Airbnb rental income data.

Because Reehan 5 is developed by Emaar rather than Vida, the site's only confirmed prohibited brand for short-term letting, there is no policy reason apartments here cannot be run as licensed holiday homes. Royale Stays runs the full operation for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, with a single monthly statement covering revenue, fee, costs and net transfer. Owners ready to move forward can submit their property for a free earnings estimate.

No Royale Stays-managed unit currently exists at Reehan 5; the Booking.com and Agoda listings referenced above are operated independently of Royale Stays by Frank Porter. Income context reviewed by Chris Veinbaums, DTCM-licensed operator.
