About Six Senses Residences Dubai Marina
Six Senses Residences Dubai Marina is an off-plan supertall residential tower under construction in Dubai Marina, developed by Select Group in partnership with the luxury wellness hospitality brand Six Senses. Once complete, the tower is positioned by its developer as the tallest residential building in the world.
The site was originally home to the Pentominium Tower, a residential skyscraper first conceived in 2007 that stalled during the 2008 financial crisis under its original developer, Trident Holdings. The unfinished structure was sold at a Dubai Courts approved auction in December 2023, where Select Group won with a 100 million US dollar bid against 46 competing bids. Select Group announced its Six Senses partnership and relaunched the project in 2024, bringing in a consultant team that includes WSP as engineer and architect of record, Woods Bagot as architect, and Mitchell and Eades on interiors.
Six Senses Residences Dubai Marina should not be confused with Six Senses The Palm Dubai, a hotel on Palm Jumeirah's Palm Crescent that was completed in June 2026, or with a separate Six Senses Residences project and Six Senses Sky Villas, both also on Palm Jumeirah. All four carry the same Six Senses brand name at different Dubai addresses.

Six Senses Residences Dubai Marina will hold 251 residences: two to four-bedroom deluxe apartments ranging from roughly 1,977 to 5,773 square feet, four and five-bedroom duplex and triplex Sky Mansions from around 8,997 to 14,102 square feet, and a small number of four-bedroom half-floor penthouses, per Select Group's own listing. Interiors use bespoke timber joinery and bronze accents with full-height double-glazed windows, plus Sleep With Six Senses bedroom amenities built around biophilic design and feng shui principles.

Amenities span four levels totalling 61,250 square feet, confirmed by both Select Group and Propsearch. Level 4, Connectivity, holds a residents lounge, meeting rooms, a library, a games room, indoor and outdoor cinemas and a wine lounge. Level 5, Balance, is a fitness and wellness floor with hydrotherapy pools, saunas, a salt room and an infinity pool. Level 6, Longevity, adds a longevity clinic, cryotherapy and hyperbaric treatment rooms and virtual fitness studios. Level 109, Horizon, tops the building with a 25 metre lap pool, jacuzzis and a sunrise yoga deck.
Owners receive a dedicated residence general manager, 24 hour concierge and lifestyle services, valet and door services, and Six Senses branded touchpoints throughout, plus a 20% discount on rates at Six Senses properties worldwide and two years of IHG Diamond Status. Six Senses has been part of IHG Hotels and Resorts' luxury portfolio since 2019.
Development Timeline & Status
Six Senses Residences Dubai Marina is still under construction. Propsearch's building guide, last updated 13 August 2026, records the project's status as Under development, with an original target handover of 2028 later revised to 2029, a timeline also confirmed on Select Group's own current project page.
Despite the building not yet being complete, the Dubai Land Department has recorded 50 sale transactions under the project as of Propsearch's most recent update, all registered as off-plan pre-registration sales. The most recent transaction on file, dated 3 August 2026, was a 10,638 square foot five-bedroom unit sold for AED 99,070,005, around AED 9,313 per square foot. An earlier two-bedroom unit of 1,977 square feet sold on 30 April 2026 for AED 6,690,000. Units were originally priced from AED 5,800,000 at launch, and the estimated service charge is AED 34 to 38 per square foot, both per Select Group's own sales materials.
Sources differ slightly on total height. Select Group's own project description gives 122 storeys, while Propsearch's building guide lists 125 storeys plus 6 basement levels and a total height of 517 metres, around 1,696 feet. Both figures most likely reflect different counting conventions for podium and basement levels rather than a genuine disagreement on the physical building.
Airbnb & Short-Term Rental Potential
Six Senses Residences Dubai Marina has not been handed over, so there is no building-specific Airbnb or Booking.com listing history to point to yet, and this guide does not claim any. This is a timing issue, not a permit one: Select Group is a private real estate developer selling individually titled freehold apartments, with Six Senses supplying branding and hospitality services rather than operating the building as a hotel. Six Senses is not Vida, the only Dubai hospitality brand with a confirmed short-term-letting prohibition, so once units are delivered in 2029, owners will be able to apply for a standard DTCM holiday home permit in the usual way.
