About Reehan 8

Reehan 8 is one of eight numbered buildings in the Reehan cluster, part of Old Town, the Arabian-style sub-community Emaar Properties built around Burj Khalifa in Downtown Dubai. It is a five-storey building with two basement parking levels, built in the sandstone, arched-courtyard style the district is known for, on Old Town Avenue off Mohammed Bin Rashid Street.

The building holds 48 freehold units across one, two and three-bedroom apartments, confirmed by both Bayut's building guide and Homeland's own 48-document floor-plan set. One-bedroom units run from around 820 to 1,231 sq ft, two-bedroom units from around 1,335 to 1,450 sq ft, and three-bedroom units from around 2,034 to 2,155 sq ft, the largest confirmed by a Dubai Land Department-tracked transaction recorded by propsearch.ae at AED 5,725,000.

Reehan 8 is part of a genuine eight-building numbered series inside Old Town's Reehan cluster: Bayut's own Nearby Buildings module lists Reehan 3, Reehan 4, Reehan 5, Reehan 6 and Reehan 7 as separate, distinct towers, not phases of one structure. Reehan 7, covered separately on this site, is a taller building with 66 units spanning studio to three-bedroom layouts plus larger garden and penthouse units, a materially different building from Reehan 8's five storeys and 48 units. This guide covers Reehan 8 only.

Location & Nearby Landmarks

Reehan 8 sits within the Reehan zone of Old Town, on Old Town Avenue off Mohammed Bin Rashid Street, close to Burj Khalifa, The Dubai Fountain and Dubai Mall, around 8 minutes' drive away. Bayut's own Nearby Buildings module lists Reehan 3, Reehan 4, Reehan 5, Reehan 6 and Reehan 7 as directly neighbouring towers in the same Reehan community.

Other numbered buildings in the same wider Old Town masterplan are covered separately on royalestays.com: Reehan 7, Miska 2, Zaafaran 3 and Reehan 4, each with its own layout and unit mix. For a wider view of the area's short-term rental market, Royale Stays' Airbnb management guide for Downtown Dubai covers licensing and demand across the community.

Unit Types

Reehan 8's 48 units span one, two and three-bedroom apartments only, with no studios. One-bedroom layouts run from around 820 to 1,231 sq ft, with ground-floor units including a private deck and garden instead of a balcony. Two-bedroom layouts run from around 1,335 to 1,450 sq ft, with fourth-floor and ground-floor units also including a private garden. Three-bedroom layouts run from around 2,034 to 2,155 sq ft, the largest including a terrace deck on the fourth floor, per Bayut's building guide and Homeland's floor-plan documents.

Amenities

Reehan 8 has an indoor and outdoor swimming pool, a gym and steam room, plus table tennis, squash and tennis courts, a games room and a rooftop sky lounge for social gatherings. The building has basement parking, two high-speed elevators, a 24-hour concierge, trained security staff with CCTV monitoring, a fire alarm system and district cooling provided by Emaar. It is pet-friendly, per Bayut's building guide.

Transportation & Access

The nearest bus stop, South Ridge Tower 2, is about a 2-minute walk from Reehan 8, with The Palace Hotel and Burj View Central Tower 1 and 2 bus stops around 5 to 7 minutes on foot. Business Bay Metro Station and Burj Khalifa/Dubai Mall Metro Station on the Red Line are both roughly a 7 to 8-minute drive. Sheikh Zayed Road is about 7 minutes away by car, with Al Khail Road and Ras Al Khor Road both around 9 minutes.

Downtown Dubai rents held broadly stable through H1 2026, according to Bayut's Dubai Rental Market Report, which puts the area's average annual rent at AED 133,000 for a one-bedroom, AED 223,000 for a two-bedroom and AED 362,000 for a three-bedroom apartment, the three unit types Reehan 8 offers.

On the sale side, recent Dubai Land Department-tracked transactions recorded by propsearch.ae show one-bedroom units trading between roughly AED 1,540,000 and AED 2,700,000 (AED 1,962 to AED 2,452 per sq ft), two-bedroom units at around AED 2,640,000 to AED 3,300,000 (AED 1,977 to AED 2,472 per sq ft), and a three-bedroom unit at AED 5,725,000 (AED 2,657 per sq ft). No verified Reehan 8-specific rent figure is available at the time of writing, so the figures above reflect the wider Downtown Dubai trend rather than a confirmed rental number for this specific building. Owners weighing a specific unit's numbers can run their own scenario through Royale Stays' ROI calculator.

STR Income Potential

There is a genuine, independent signal of live demand here: a listing titled "Opulent 1 BR in Reehan 8 with pool view!" is marketed directly on Airbnb, an operator independent of Royale Stays. That is a concrete external signal naming this exact building, not a hopeful assumption. Royale Stays' own managed Downtown Dubai portfolio shows gross annual income in the region of AED 130,000 to AED 175,000 for a one-bedroom, AED 190,000 to AED 280,000 for a two-bedroom and AED 300,000 to AED 430,000 for a three-bedroom, per the Downtown Dubai Airbnb rental income data.

Because Reehan 8 is developed by Emaar rather than Vida, the site's only confirmed prohibited brand for short-term letting, there is no policy reason apartments here cannot be run as licensed holiday homes. Royale Stays runs the full operation for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, with a single monthly statement covering revenue, fee, costs and net transfer. Owners ready to move forward can submit their property for a free earnings estimate.

No Royale Stays-managed unit currently exists at Reehan 8; the Airbnb listing referenced above is operated independently of Royale Stays. Income context reviewed by Chris Veinbaums, DTCM-licensed operator.
