About Trident Bayside

Trident Bayside is a 24-storey residential tower in Dubai Marina, developed by Trident International Holdings and designed by Archgroup Consultants. Construction began in 2006 and the building was completed in 2008, following an off-plan sales launch in 2005. The tower holds 101 residential units (some portals list 102) across one, two and three-bedroom apartments, plus a small number of penthouses and duplex-style units.

Trident Bayside is one of several towers built by Trident International Holdings in Dubai Marina, alongside the separately named Trident Grand Residence and Trident Waterfront, each its own distinct building with its own construction timeline and unit mix. Some property portals also market this tower under the name 'Bayside Residence' or 'Trident Bayside Residence', the same building rather than a separate one.

Trident Bayside, Dubai Marina is not affiliated with Trident Hotels, the Oberoi Group's hotel chain based in India, or with any other unrelated brand using the word 'Trident'. Trident International Holdings is a private Dubai property developer, not a hotel operator.

Location & Nearby Landmarks

Trident Bayside sits directly on Dubai Marina Walk, close to the start of the Marina and roughly 0.2 km from DAMAC Properties Metro Station, with views over the Marina waterfront. For a wider view of the area's short-term rental market, Royale Stays' Airbnb management guide for Dubai Marina covers licensing and demand across the community.

Dubai Marina is home to several other buildings covered separately on royalestays.com, including two of Trident Bayside's own sibling towers, Trident Grand Residence and Trident Waterfront, plus Marina Crown, each with its own layout and unit mix.

Unit Types

Trident Bayside offers one, two and three-bedroom apartments plus a small number of penthouses and duplex-style units, with sizes ranging from roughly 700 to 3,000 sq ft depending on layout. The tower's amenity floor and rooftop-style penthouse units give the building a mixed low-rise-luxury feel within its 24-storey footprint.

Amenities

Residents have access to a temperature-controlled, year-round outdoor swimming pool with a separate children's pool, jogging and cycling tracks, a fitness and health club, a banquet hall, a children's play area, underground parking and round-the-clock security. The building is also known for its O2 Lounge, an oxygen bar reported to be the first of its kind in the UAE.

Portal data shows Trident Bayside apartments renting for between roughly AED 90,000 and AED 300,000 a year, averaging around AED 161,500, with two-bedroom units averaging closer to AED 130,000 and one-bedroom units averaging around AED 109,000. Two-bedroom sale prices start from around AED 2.35 million, with three-bedroom units listed between roughly AED 4 million and AED 6.5 million. These are long-term market figures rather than short-term Airbnb performance; owners weighing a specific unit's numbers can run their own scenario through Royale Stays' ROI calculator.

Airbnb / Short-Term Rental Income Potential

Trident Bayside already has a real short-term rental footprint: live listings on Booking.com show at least two named operators running licensed holiday homes in the building, including a two-bedroom unit managed by Vacationer Holiday Homes (a DTCM-licensed operator managing 500+ properties across Dubai) and a three-bedroom unit managed by PK Holidays. This is a genuine, currently-active STR signal in this exact building, not a hypothetical one.

Short-term letting anywhere in Dubai, including at Trident Bayside, needs a valid DTCM holiday-home permit before taking bookings, alongside professional photography, dynamic pricing, round-the-clock guest communication, housekeeping between stays and owners-association coordination. Royale Stays runs the full operation for owners here for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, with a single monthly statement covering revenue, fee, costs and net transfer.

Trident International Holdings is a private developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that Trident Bayside apartments can't be run as licensed holiday homes. The wider operational approach is covered in Royale Stays' guide to Airbnb property management in Dubai. Owners ready to move forward can submit their property for a free earnings estimate.
