Murjan 4, JBR
Dubai Properties developed Murjan 4, a 33-storey tower in the Murjan block of JBR. The same developer stands behind the whole waterfront, so this is a building with a single, familiar author.
The homes run from one bedroom to four, so the tower can take a couple for a weekend or a family for a month. The free public beach, The Walk and The Beach complex sit outside the tower door, and every JBR building has its own pool and gym. You are not choosing Murjan 4 for one standout feature. You are choosing a full set of ordinary ones on a busy waterfront strip.

From first coffee to the last swim
Start the morning in the gym, which is inside the building, and move on to the swimming pool that comes with the tower. A workout and a swim happen in one address, so the day begins without a taxi or a walk along the road.
The sauna and the steam room take mid-afternoon. The jacuzzi sits beside them. All three answer a hot day outdoors or a long flight the night before. After a few hours on the sand they work as the quiet end of the day.
Evening moves to the barbecue area and the landscaped gardens, with a play area for children close by. If you travel with a family, that last facility is the one that fills the hours between the beach and bedtime.
One bedroom to four, for a stay measured in weeks
A month is where the floor plan starts to matter. A one-bedroom suits one or two people on a long work stay, while the larger homes give a family separate rooms and a door to close. Four bedrooms is the top of the range.
If you work from the flat, the one-bedroom home is the sensible size for one person, and the two-bedroom gives a second room for a desk. The gym downstairs and the reception desk at the entrance turn the building into a small routine of its own: a workout before the first call, a parcel collected on the way back.
Parking is reserved for residents in this building. JBR parking is reserved for tenants and owners, and visitors pay a fee. Spaces on the street are limited. Weekends are harder than weekdays, so a hire car belongs in the building.
A reception desk, security with CCTV cover and maintenance services at the building keep a longer stay uneventful. That matters more in week three than on night one, when the novelty has gone and the routine has to work.
The rail link, and the tram that finishes the trip
JBR has no direct Red Line stop. You ride to DMCC or Sobha Realty and change to the tram for the stops that serve the towers. At Dubai Marina the tram stop connects with the Sobha Realty station.
The two JBR stops are the first on the Dubai Tram line along Al Sufouh Road. From there the line runs on to Jumeirah Lakes Towers and Dubai Marina Mall, and it links the Dubai Metro with the Palm Monorail.
Al Sufouh Road and the buses behind the towers
The tram follows Al Sufouh Road, which runs behind the JBR towers on the inland side while the beach lies on the other. The beach road and the tram line sit on opposite sides of the block.
Route 84 runs between Al Khail Gate in Al Quoz and Dubai Marina. Route 84 meets both JBR tram stops. Route 8 was redesigned to link with six tram stations. A day without a car stays workable.
The Walk, the sand and the late cinema
The Walk is a pedestrian strip at the foot of the towers, lined with restaurants and shops since it opened in August 2008. Most afternoons here begin on it and end on the sand.
JBR Beach is free for the public, while the activities at The Beach complex cost extra. Roxy Cinemas and Sephora sit in that complex. A cloudy afternoon has somewhere to go.
For the first shop, Waitrose Dubai Marina and a 7-Eleven are among the supermarkets mapped around JBR. Carrefour is another, and Choithram suits the heavier weekly basket.
Dinner stays close to the strip. Eataly and Shake Shack trade at The Beach, and the Pavilion there groups six licensed restaurants in one building. The Cheesecake Factory is a third name on that list.
A family week around the building
The building has its own play area for the small ones, and the beach adds a second round. Carnival by the Sea at The Beach JBR offers rides and games right beside the beach. The family programme there adds beach activities and water sports with Water Adventure Dubai, and free kids' meals at several restaurants.
If a longer family stay includes school-age children, Odyssey Nursery operates in JBR. Dubai British School Jumeirah Park and Regent International School are the schools named for JBR families.
The gym beyond the tower
The gym in the tower covers the daily routine. UFC Gym JBR and TribeFit are mapped as gyms in JBR, and they give a month-long stay a second option when you want classes rather than a treadmill.
Over the footbridge to Bluewaters
A footbridge of 350 m open to pedestrians and golf buggies links the Jumeirah Beach coast with Bluewaters Island, which Meraas Holding built on reclaimed land opposite JBR. Ain Dubai stands on that island. That means a free evening has a destination that does not need a car.
Clinics, pharmacies and two mosques
Medcare Medical Centre and MBF Health Square are healthcare options named for JBR, as are Emerald Avenue Medical Clinic and Aster Xpress Clinic. Boots and Life Pharmacy are both mapped in JBR.
Al Rahim Mosque and Al Tasamuh Mosque are mapped in JBR.
What changes with the seasons
Winter, from November to February, is the outdoor season. Beach clubs are in full swing. In summer, daytime highs cross 40 degrees and the city shifts indoors, which is when the pool and the sauna downstairs earn their keep. From March to May the rooftop bars in JBR fill up in the early evening.
Where Murjan 4 asks for a compromise
It suits you less if you want quiet at weekends. The Walk and the beach draw crowds then, and the streets are packed and can be noisy. If a private beach is on your list, check the building before you book, because access varies from tower to tower.
Dubai Marina was developed by Emaar Properties, while JBR was developed by Dubai Properties. Dubai Marina Walk is a public foreshore way around the water rather than a strip at tower level. If the pool and sauna matter most, compare Sadaf 5, Bahar 2 and Rimal 3, three more buildings on the same JBR waterfront. For the area side, read our guide to renting out in JBR.
If you own here
A Dubai holiday-home permit from DET is not issued for hotel rooms, hotel apartments or units whose sale agreement prohibits short-term rental. The application asks for a no-objection certificate from the developer where one applies, so check your building terms first. Royale Stays manages homes for owners at a management fee from 15%. The service covers furnishing and photography. It also covers pricing and check-in, plus guest communications and maintenance coordination. Our Airbnb management in JBR sets the district out from the ownership side. Airbnb property management in Dubai, ROI calculator, Dubai holiday home permit, JBR short-term rental guide, Murjan 5 and submit their property have their own guides.
Book a weekday for the Bluewaters footbridge, because at weekends everyone else is on The Walk.
