About Savannah

Savannah sits at the heart of Arabian Ranches, one of Dubai's original Emaar-developed masterplanned villa communities, where the first phase began delivering homes from 2004. Savannah itself is a later, more contemporary chapter of that story: 220 villas spread across a gated enclave, built in 3, 4, and 5-bedroom layouts with built-up areas running from around 3,116 square feet up to 5,309 square feet, on plots that stretch from roughly 3,000 to over 6,000 square feet.

Most homes come with a private pool, a maid's room, sliding doors, walk-in wardrobes, and a designer kitchen, which is the standard Savannah spec rather than an occasional upgrade. Savannah is a genuinely distinct sub-community from Hattan, another named Arabian Ranches sub-community Royale Stays covers: Hattan is an older, Arabic-style 88-villa enclave completed in 2008, while Savannah is a larger, more contemporary 220-villa community.

Location & Nearby Landmarks

The Arabian Ranches Golf Club sits just 0.9 kilometres from Savannah, and the community also has quick access to the Dubai Polo and Equestrian Club. The wider community sits at the intersection of Sheikh Mohammed Bin Zayed Road (E311) and Hessa Street. Typical drive times run around 24 minutes to Dubai Mall and 23 minutes to Dubai International Airport.

Royale Stays' guide to Arabian Ranches Villas covers the wider masterplan, alongside Saheel and Hattan, other Arabian Ranches sub-communities Royale Stays covers, plus Mira Oasis, a neighbouring Reem-area townhouse community Royale Stays also covers.

Unit Types

Savannah is built exclusively around villas, not apartments: 3-bedroom, 4-bedroom, and 5-bedroom layouts across the community's 220 homes. The 3-bedroom villas start from around 3,116 square feet of built-up area, while the largest 5-bedroom villas run up to roughly 5,309 square feet. Nearly every villa in Savannah includes a private pool as standard, along with a maid's room, walk-in wardrobes, and a designer kitchen.

Amenities

Within the community, residents get a swimming pool for adults and a separate pool for children, a basketball court, children's play areas, and barbecue stations, plus jogging and cycling tracks. Twenty-four hour security covers the gated enclave. The Arabian Ranches Retail Centre is within easy reach, and the broader masterplan adds a golf course and the polo and equestrian club.

Transportation & Access

Savannah is built around private car access, standard for Arabian Ranches and most Dubai villa communities. The E311 (Sheikh Mohammed Bin Zayed Road) and Hessa Street intersection anchors the wider masterplan's road network. Bus stops are within walking distance of the enclave for residents who prefer not to drive every trip.

Villa rents in Savannah have recently tracked in a wide band depending on size and finish. Listings site data shows asking rents from roughly AED 325,000 a year for smaller layouts up toward AED 900,000-plus for the largest 5-bedroom homes. Sale prices range from roughly AED 10.8 million up to just under AED 20 million. As with any Dubai villa community, a specific villa's true market position takes a proper comparison against recent, similar sales and lets rather than a single headline figure.

Airbnb / Short-Term Rental Income Potential

Structurally, a villa in Savannah can be used as a short-term rental. Arabian Ranches is an Emaar-developed masterplan, and Emaar being the developer does not by itself restrict short-term letting, the way a Vida-branded hotel building would.

Royale Stays does not currently manage any villas in Savannah, so there is no Savannah-specific earnings figure to quote here. What the company can point to honestly is its existing Dubai villa-management track record in Mag City and DAMAC Hills and DAMAC Hills 2, which shows what a professionally managed villa can achieve on comparable Dubai stock, all handled from a management fee starting from 15%.

Royale Stays does not currently manage any Savannah villas; figures above describe the company's real DAMAC Hills/Mag City track record for context.

Yes, structurally speaking. Emaar’s Arabian Ranches masterplan does not carry the kind of short-term-letting restriction that applies to hotel-branded buildings like Vida. Royale Stays does not currently manage any Savannah villas, so no Savannah-specific earnings figure can be quoted, but the company’s Mag City and DAMAC Hills villa-management track record shows what professional management can achieve on a comparable Dubai villa.
