About Keturah Reserve

Keturah Reserve is a "Bio Living" residential masterplan by MAG Property Development in District 7 of Mohammed Bin Rashid City (MBR City), within the MAG City area, the same part of District 7 that is also home to the MAG 920, MAG 930 and MAG 960 apartment buildings. Unlike those single towers, Keturah Reserve is a mixed community spanning three product types: one to four-bedroom apartments, four and five-bedroom townhouses built as row houses and back-to-back superhomes, and a smaller number of plots set aside for signature villas.

Launched in 2022, the development is still under construction as of 2026: an original handover estimate of Q2 2026 has since been revised by independent industry trackers to Q2 2027 or Q3 2027, so no unit at Keturah Reserve has been handed over to owners yet. The project's design centres on a large landscaped park planted with mature olive trees at its heart, part of a biophilic "Bio Living" concept intended to connect residents with nature throughout the community. Keturah Reserve should not be confused with two other MAG-branded "Keturah" projects in different parts of Dubai: Keturah Resort by Ritz-Carlton in Al Jaddaf, and Keturah Ardh in Al Rowaiyah First District.

Keturah Reserve sits in District 7 of Mohammed Bin Rashid City, within the MAG City area of Meydan, close to the already-established MAG 920, MAG 930 and MAG 960 buildings. The location places residents within a short drive of Downtown Dubai and Business Bay, and within reach of Meydan Racecourse, Meydan One and the retail options growing up around District 7.

Unit Types

Three product types make up the community: one to four-bedroom apartments starting from around 1,100 square feet; four and five-bedroom townhouses available as row houses and back-to-back superhomes; and a smaller number of plots, reported at around 65 to 70, designated for signature villas. Starting prices across the development have been quoted from roughly AED 3.1 to 3.8 million depending on unit type and phase.


Amenities

The centrepiece of Keturah Reserve is its planned central park, reported at around 300,000 square feet and designed around mature olive trees sourced globally, forming the heart of the development's "Bio Living" biophilic design concept. As is typical for a masterplan at this stage, community-wide amenity details beyond the central park will be confirmed closer to handover.


Transportation & Access

Keturah Reserve's District 7/MAG City location connects into MBR City's road network, with onward access toward Ras Al Khor Road and Downtown Dubai and Business Bay beyond it. As the development is still under construction, the surrounding road and community infrastructure will continue to build out alongside it over the next phase of handovers.


Keturah Reserve remains an off-plan, under-construction development as of 2026, with handover currently tracking toward 2027 rather than the original 2026 estimate. As such, there is no resale or long-term rental track record for this specific development yet, any pricing discussion at this stage reflects off-plan sale prices, from roughly AED 3.1 to 3.8 million, not completed-unit rental performance.


Airbnb / Short-Term Rental Income Potential

Because Keturah Reserve has not yet been handed over, there is no occupancy or income data for this development, and none is invented here. MBR City, including the MAG City area, is not yet one of Royale Stays' active service areas. For context, Royale Stays does already manage a villa within the broader MAG City masterplan with a real, tracked short-term rental history, but that is a separate, already-completed property in an earlier phase of MAG City, not a unit within Keturah Reserve, and its figures are not used here.

Once handover approaches, owners at Keturah Reserve considering short-term rental should know that MAG Property Development is not subject to any confirmed STR prohibition, so the standard DTCM holiday-home permit process is expected to apply.
