About Azizi Riviera 13
Azizi Riviera 13 sits within Azizi Developments' flagship Riviera waterfront community in Meydan One, part of Mohammed Bin Rashid City. The wider Riviera masterplan is designed to eventually comprise 71 mid-rise buildings and approximately 16,000 residences along a landscaped canal-facing promenade inspired by Mediterranean design. Riviera 13 itself is an eight-storey building rising to roughly 37 metres, home to around 220 apartments across studio, one, two and three-bedroom layouts.
Construction began in October 2017, and Riviera 13 was among the very first buildings in the entire Riviera community to be completed and handed over, in 2022, alongside six other early buildings, 2, 4, 7, 11, 12 and 14, in the community's first handover phase, comprising over 1,100 apartments in total. Ground-floor retail at Riviera 13 includes a mix of cafes, salons and a real estate office, giving residents everyday convenience without leaving the building.
Location & Nearby Landmarks
Riviera 13 is a short drive from Meydan One Mall, around five minutes, and roughly 15 to 20 minutes from Dubai Mall and Downtown Dubai, with quick access to Ras Al Khor Road and Al Khail Road for onward links across the city. The Riviera promenade itself is built around a 2.7 km landscaped canal walkway, giving residents and short-term guests direct waterfront access without the price premium of a Downtown or Marina address.
Azizi Riviera 13 joins Royale Stays' wider Meydan Building Guide cluster alongside Azizi Riviera 16, Azizi Riviera 20 and Azizi Riviera 24, other Riviera towers Royale Stays covers within the same masterplan.
Unit Types
Riviera 13's around 220 units span studio, one, two and three-bedroom apartments. Amenities
As part of the wider Riviera masterplan, Riviera 13 residents share access to the community's landscaped canal promenade, communal pools, gyms, retail and dining options woven through the development's ground floors and courtyards.
Transportation & Access
Riviera 13 sits close to Ras Al Khor Road and Al Khail Road, giving quick onward access across Dubai. There is no Metro station directly within the Riviera masterplan, so most residents and guests rely on a car, taxi or ride-hailing app for door-to-door trips.
Rental & Price Trends

Recent resale transactions, a 353 square foot studio at AED 650,000 and a 560 square foot one-bedroom at AED 1,000,000, both in 2026, show the building remains liquid and attractively priced relative to Downtown or Marina equivalents, supporting healthy short-term rental yields for owners who furnish and manage professionally.
