About Binghatti Nova
Binghatti Nova is a 15-storey residential tower in District 12 of Jumeirah Village Circle (JVC), Dubai, developed by Binghatti Developers. Construction began in September 2022 and the building was structurally complete by October 2023, with delivery in December 2023, making it one of the earlier-completed towers in the developer's growing JVC portfolio. The building sits above two basement levels with dedicated podium parking, and comprises 208 residential units, all one or two-bedroom apartments, plus three ground-level retail units.
Binghatti Nova is one of the developer's many separately-branded residential towers across Dubai, distinct from Binghatti Lavender in District 10 and Binghatti Venus and Binghatti Crest, both in District 13. It also sits close to, but is a genuinely separate project from, Binghatti Gems, another Binghatti-developed building in the same District 12 area.
Location & Nearby Landmarks
The tower is located in JVC District 12, with two well-regarded schools close by: Nord Anglia International School Dubai is roughly 1.3 km away and GEMS School of Research and Innovation roughly 1.5 km away. Dubai Mall and Burj Khalifa are reachable in around 20 minutes by car and Palm Jumeirah in around 14-20 minutes depending on traffic. For a wider view of the area's short-term rental market, see Royale Stays' Airbnb management guide for JVC.
Nearby, Royale Stays also covers FIVE Jumeirah Village, Binghatti Lavender and Binghatti Venus, three more towers within the same pocket of JVC.
Unit Types
Every residential unit at Binghatti Nova is either a one-bedroom or a two-bedroom apartment, sized roughly between 650 and 1,100 square feet. There are no studios and no three-bedroom units in this tower, which narrows its natural guest and tenant profile toward couples, small families and professional stays. Because the building was completed in October 2023, units here are relatively new by Dubai apartment standards, which typically supports lower near-term maintenance costs for an owner running the unit as a short-term rental.
Amenities
Binghatti Nova offers the amenity set typical of a Binghatti-developed JVC tower: a swimming pool for both adults and kids, a fitness centre, a kids' play area, landscaped gardens, and ground-level retail. Developer marketing also describes additional extras such as a rooftop terrace, an indoor pool, a spa and sauna, and a multipurpose court, though these are less consistently corroborated across independent sources.
Airbnb / Short-Term Rental Income Potential
JVC has become one of Dubai's most active short-term rental communities, and Royale Stays manages a growing portfolio of apartments across the area. Binghatti Nova's one and two-bedroom-only unit mix suits the guest profile that consistently performs well for short-term demand in JVC: couples, small families and professional stays. The building's October 2023 completion date means it is now an established, ready property with several years of operating history in the district, rather than a brand-new unknown. Royale Stays' Airbnb management services cover furnishing, photography, dynamic pricing, guest communications and maintenance, all from a management fee starting at 15%.
A standard DTCM holiday-home permit applies to freehold apartments in JVC. Owners ready to move forward can submit their property to get started.
