About Binghatti Venus
Binghatti Venus is a residential apartment tower in JVC District 13, part of Jumeirah Village Circle in Dubai. Developed by Binghatti Developers, the tower rises 28 residential floors above a base of ground-level retail and four podium levels, for 32 total building levels. Construction began in June 2023 and the building was practically completed by August 2024, so it is a ready, handed-over property today rather than an off-plan project.
The residential portion comprises 190 units, all one or two-bedroom apartments, ranging from roughly 573 to 1,181 square feet. This is a narrower unit mix than its same-district, same-developer neighbour Binghatti Crest, which also offers three-bedroom units up to 1,259 square feet — the two are separate buildings under separate titles, and this guide covers Binghatti Venus specifically.
Location & Nearby Landmarks
Binghatti Venus sits in JVC District 13, directly across the road from Dubai Sports City. Two well-regarded schools are close by: GEMS School of Research and Innovation is roughly 1.2 km away and Sunmarke School roughly 1.6 km away. Mall of the Emirates is around an 11-minute drive. For a wider view of the area's short-term rental market, see Royale Stays' Airbnb management guide for JVC.
Like most of JVC, District 13 is served by internal community roads that connect out to Al Khail Road and Sheikh Mohammed Bin Zayed Road, the two arteries most JVC residents use to reach the rest of the city.
Royale Stays also profiles several nearby JVC towers, including FIVE Jumeirah Village, Binghatti Nova and Binghatti Crest.
Unit Types
Every residential unit at Binghatti Venus is either a one-bedroom or a two-bedroom apartment, sized between roughly 573 and 1,181 square feet. There are no studios and no three-bedroom units in this particular tower, which narrows its natural guest and tenant profile toward couples, small families and professional stays. Because the building was only completed in August 2024, units here are new by Dubai apartment standards, which typically means lower near-term maintenance costs for an owner running the unit as a short-term rental.
Amenities
Binghatti Venus offers the amenity set typical of a newer Binghatti-developed JVC tower: a swimming pool, a fitness centre, a kids' play area and landscaped gardens with barbecue and jogging areas. Developer marketing also references additional extras such as a clubhouse and wellness facilities, though these are less consistently corroborated across independent sources. Ground-level retail within the building's own podium base adds some walk-to convenience.
Airbnb / Short-Term Rental Income Potential
Binghatti Venus is a newly completed tower with a one and two-bedroom-only unit mix, the configuration that consistently performs well for short-term rental demand across JVC generally, since it suits the area's dominant guest profile of couples, small families and professional stays. As a genuinely new building, furnishing and finishing costs for an STR setup are typically lower than in an older JVC tower. Royale Stays' Airbnb management services cover furnishing, photography, dynamic pricing, guest communications and maintenance, all from a management fee starting at 15%.
Actual achievable nightly rates and occupancy depend far more on furnishing quality, professional photography, dynamic pricing and guest-facing management than on the building alone. Owners can get a free assessment by submitting their property directly.
