About the Building

Al Murjan Tower is a 40-storey residential tower in Dubai Marina, developed by Emaar Properties as part of the Marina Towers complex, sometimes called the 'Emaar 6 Towers.' Completed in June 2005, it is the tallest of the six towers in the complex, alongside sister buildings Al Anbar, Al Mass, Al Yass, Fairooz and Mesk. The tower holds 296 freehold units across 1, 2, 3 and 4-bedroom apartments, plus a small number of townhouses and penthouses.

Worth noting for anyone searching more broadly: there is a separate, unrelated tower also called 'Al Murjan Tower' in Danet, Abu Dhabi, developed by Aldar Properties. This guide covers only the Dubai Marina building, part of Emaar's original Marina Towers development. It's also a different building from JBR's 'Murjan' cluster of numbered towers (Murjan 1 through 6) in Jumeirah Beach Residence, a separate part of Dubai entirely.

Location & Nearby Landmarks

Residents have direct access to Dubai Marina Mall a few minutes’ walk away, quick access to Sheikh Zayed Road, and The Greens community next door.

Royale Stays also manages short-term rentals at other Dubai Marina towers, including Mag 218 Tower and Marina Heights Tower, each with its own layout and rental profile.

Amenities

On-site, the tower offers 24-hour security and CCTV coverage, six high-speed elevators, a gymnasium with a steam room, sauna and Jacuzzi, a large adult swimming pool plus a separate children’s pool, a BBQ terrace, and a multi-function hall for events, alongside central air conditioning managed by Emaar and DEWA-supplied utilities.

Reliable, current long-term rental pricing specific to Al Murjan Tower was not independently confirmed during this research pass. Owners weighing a specific unit’s numbers can run their own scenario through Royale Stays’ ROI calculator.

Airbnb / Short-Term Rental Income Potential

A professionally managed one-bedroom apartment in Dubai Marina typically earns around AED 16,400 per month on Airbnb, compared to around AED 7,000 per month on a standard 12-month tenancy. Al Murjan Tower already has real short-term rental activity: live listings for units in the building appear on both Booking.com and SilverDoor Apartments.

As a standard Emaar-developed Dubai Marina tower with no hotel-brand association, holiday-home permitting for Al Murjan Tower follows the normal Dubai Department of Economy and Tourism process. Royale Stays’ Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, are available from a management fee starting at 15%. Owners ready to move forward can submit their property directly.
