About Reef Residence

Reef Residence rises 38 storeys above JVC District 13, on a plot along Hessa Street originally allocated to a different, cancelled project before Reef Real Estate Investment Company built the current tower between 2014 and 2017. Its distinctive six-sided footprint gives the building a hexagonal profile from above.

Note for anyone researching Reef Residence online: this guide covers the completed 38-storey tower in JVC. A separate, unrelated off-plan development in Dubailand Residence Complex, Reef 998 and its sister projects Reef 999 and Reef 1000, is built by a different company, REEF Luxury Developments, the two share only the "Reef" name.

Location & Nearby Landmarks

Reef Residence sits in JVC District 13 along Hessa Street, one of the community's main arteries, with straightforward access to Sheikh Mohammed Bin Zayed Road and Al Khail Road for onward travel across Dubai. For a wider look at what makes JVC work for short-term rentals, see Royale Stays' JVC Airbnb management guide.

JVC is home to several other buildings Royale Stays covers, including Binghatti Royale, Oxford Terraces and Hanover Square, each with its own layout and rental profile.

Unit Types

Reef Residence's 378 homes run from studios up to two-bedroom apartments, with some layouts including a maid's room, and reported sizes spanning roughly 438 to 1,536 square feet. The mix suits both single-professional and small-family tenant profiles.

Amenities

Residents have access to two swimming pools, a gymnasium, a landscaped leisure deck with barbecue areas, a children's playground, high-speed elevators, round-the-clock security with CCTV coverage, and covered parking.

Transportation & Access

Sitting on Hessa Street, Reef Residence has direct access to two of Dubai's main arterial routes, Sheikh Mohammed Bin Zayed Road and Al Khail Road, putting most of the city within a straightforward drive. JVC's central location keeps it within reasonable reach of both the Marina/JBR coastline and Downtown Dubai without the premium pricing either area commands.

Reliable, current resale and rental pricing specific to Reef Residence was not independently verified during this research pass. JVC as a whole remains one of Dubai's most actively traded mid-market freehold communities, and owners weighing a specific unit's numbers can run their own scenario through Royale Stays' ROI calculator.

Airbnb / Short-Term Rental Income Potential

JVC is an established, actively-booked short-term rental submarket in Dubai, and Reef Residence's freehold status means there is no confirmed prohibition on holiday-home letting here, unlike Vida-branded buildings, which are the only confirmed exception under Royale Stays' permit policy. Royale Stays' Airbnb management services cover furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, all handled from a management fee starting at 15%.

Owners considering a Reef Residence apartment for short-term letting can get a free property assessment by submitting their property directly. Holiday-home permitting follows the normal Dubai Department of Economy and Tourism route: see Royale Stays' holiday home permit guide for the full process.
