About Marina Heights Tower

Marina Heights Tower is a 55-storey residential skyscraper on the Dubai Marina waterfront, developed by Abdul Salam Al Rafi Group with RMJM as design consultant. Construction began in 2004 and the tower was handed over in November 2006, making it one of the earliest completed residential towers in Dubai Marina. Standing 208 metres tall, the freehold building holds 380 apartments across a mix of one, two and three-bedroom layouts, plus ten duplex penthouses spanning over 5,000 square feet on the uppermost floors.

The tower sits within the Marsa Dubai area of the Dubai Marina master community, a short distance from Dubai Media City and Grosvenor House Hotel. Note for readers searching for a similarly-named Abu Dhabi project: this Marina Heights Tower is the Dubai Marina building only, unrelated to the Marina Heights Towers development on Al Reem Island, Abu Dhabi.

Location & Nearby Landmarks

Marina Heights Tower sits on the Dubai Marina waterfront in the Marsa Dubai sub-community, within walking distance of the Dubai Marina Walk promenade and its restaurants, cafes and marina-view retail. Grosvenor House Hotel is about half a kilometre away, and Dubai Media City is close by to the north. For a wider look at what makes Dubai Marina work for short-term rentals, see Royale Stays' Dubai Marina Airbnb management guide.

Dubai Marina is home to several other buildings Royale Stays manages directly, including The Torch and Marina Crown, each with its own layout and rental profile.

Unit Types

Marina Heights Tower offers 380 apartments in total. One-bedroom units start from around 860 square feet and typically include a fitted kitchen and one balcony, with some layouts offering two bathrooms and partial sea views. Two and three-bedroom apartments follow an open-plan living and dining layout, with three-bedroom units commonly finished in marble flooring. Ten duplex penthouses occupy the tower's uppermost floors, each spanning more than 5,000 square feet with five bedrooms, panoramic Marina views and dedicated three-car parking.

Amenities

Residents have access to a gym, a swimming pool and a dedicated kids' play area, along with restaurants at podium level. Four basement floors are set aside for parking, with one reserved space included for standard units and three reserved spaces for penthouse owners.

Transportation & Access

The tower is close to both the Dubai Marina and Jumeirah Lakes Towers Metro stations, and direct access to Sheikh Zayed Road makes Downtown Dubai, DIFC and Dubai International Airport all reasonably quick drives. Dubai Marina's tram and water-taxi network also connects the building to JBR and the wider Marina waterfront without needing a car.

Recent Dubai Land Department-recorded sales in Marina Heights Tower show a one-bedroom apartment (1,011 sq ft) selling for AED 1,387,877 (AED 1,373 per sq ft) in June 2026, and a two-bedroom apartment (1,293 sq ft) selling for AED 2,300,000 (AED 1,778 per sq ft) in July 2026, broadly in line with established, freehold Dubai Marina waterfront pricing for a completed tower of this age. Airbnb / Short-Term Rental Income Potential

Dubai Marina remains one of Dubai's strongest short-term rental markets, and a well-located, freehold tower like Marina Heights Tower, close to the Marina Walk, Media City and Sheikh Zayed Road, is well placed for guest demand from both leisure travellers and business visitors. The building already has a visible presence on booking platforms such as Agoda. Royale Stays' Airbnb management services cover furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, all handled from a management fee starting at 15%.

Owners considering a Marina Heights Tower apartment for short-term letting can get a free property assessment by submitting their property directly. Holiday-home permitting follows the normal Dubai Department of Economy and Tourism route: see Royale Stays' holiday home permit guide for the full process.
