About the Building

The Address Residences Jumeirah Resort and Spa, often marketed simply as Address Beach Resort, is a twin-tower development at the JBR end of Dubai's waterfront, developed by Emaar Hospitality Group in partnership with Al Aseel Investments and opened in February 2021. The two 75-to-77-storey towers, designed by Killa Design, are connected by a shared base and by an occupiable skybridge near the top of the building, home to the property's Guinness World Record-holding infinity pool, the highest outdoor pool of its kind at the time it opened.

Beyond the 217-key five-star hotel, the development includes 478 individually-owned residential apartments and a further 444 serviced-branded apartments, spread across one to five-bedroom layouts. It is this residential component, not the hotel's own guest rooms, that owners can list on Airbnb and other short-term platforms, and it is a large enough stock that resale and rental listings for the building are a permanent fixture on Property Finder, Bayut and axcapital.ae at any given time.


Can You Airbnb a Unit Here?

Yes, for individually-owned residential apartments, but not by applying for a DTCM permit directly as an outside operator. Because Address Beach Resort is a hotel-branded, Emaar Hospitality-managed building, the permit process runs through the building's own management company once an owner, or their appointed manager, reaches out directly, rather than through a standalone application.

This is a routing difference, not a restriction: Address is a distinct Emaar Hospitality brand from Vida Hotels and Resorts, the one Emaar brand line that does prohibit short-term letting outright, and no such prohibition applies here.
