About Horizon Tower

Horizon Tower is a 45-storey freehold residential tower on Al Marsa Street in Dubai Marina, developed by Gulf General Investments Company (GGICO) and designed by Arenco Architectural & Engineering Consultants. Construction started in March 2004 and finished by May 2006. The tower's cylindrical, reflective-glass form gives most units a wide, largely unobstructed view across the marina and the surrounding skyline.

Horizon Tower holds 162 apartments in total, and unusually for a Dubai Marina building, every one of them is a four-bedroom layout: 154 simplex four-bedroom apartments and eight four-bedroom duplex and penthouse units, confirmed against current live listings. There are no studios, one-bedroom or two-bedroom apartments here, which makes the building a genuinely different product from most of its Marina neighbours, better suited to larger families or groups. Note: a separate, similarly named "Horizon Towers" twin-tower development exists on Al Reem Island in Abu Dhabi, a different building in a different emirate; this guide covers only the Dubai Marina Horizon Tower.

Location & Nearby Landmarks

Horizon Tower sits on Al Marsa Street in Dubai Marina, within walking distance of Marina Walk, Marina Yacht Club and Dubai Marina Mall, and close enough to JBR's beachfront to reach on foot or a short taxi ride. For a wider look at what makes Dubai Marina work for short-term rentals, see Royale Stays' Dubai Marina Airbnb management guide.

Dubai Marina is home to several other buildings Royale Stays manages directly, including The Waves Tower and Marina Quays, each with its own layout and rental profile.

Unit Types

Every apartment in Horizon Tower is a four-bedroom layout: 154 simplex four-bedroom units and eight four-bedroom duplex or penthouse units, confirmed directly against current rental listings, none of which come in studio, one or two-bedroom sizes common elsewhere in Dubai Marina. Sources disagree meaningfully on exact square footage, so rather than state a disputed number, this guide describes them as spacious four-bedroom apartments and larger duplex and penthouse layouts.

Amenities

Horizon Tower's amenities include a temperature-controlled swimming pool, popularly noted as one of the largest in Dubai Marina, a jacuzzi, sauna and steam room, a gymnasium and health club, a helipad, 24-hour concierge and security staff, CCTV surveillance, one dedicated parking slot per apartment, and four high-speed elevators. The building is pet-friendly.

Transportation & Access

Horizon Tower is well served by Dubai Marina's public transport options, including taxi, bus, metro and tram access, and sits within walking distance of Marina Walk. Dubai International Airport is roughly 40 km away, about a 37-minute drive.

Current market listings for four-bedroom apartments in Horizon Tower were running in the AED 2.0-2.3 million range as of August 2026, with the building's broader historical sale range cited around AED 1.2-3.5 million. These figures come from current asking-price listings rather than verified Dubai Land Department transaction records. Short-Term Rental Income Potential

Dubai Marina is one of Dubai's strongest-performing short-term rental areas, and Horizon Tower already has a track record of short-term letting activity: at least two Dubai-based operators list or have listed apartments in the building on booking platforms, including a four-bedroom duplex penthouse. Because every unit in the building is a four-bedroom layout, Horizon Tower suits large groups and families particularly well, a segment that can command strong nightly rates in Dubai Marina given the scarcity of genuinely large-format units in the area.

Horizon Tower's freehold status and large-format four-bedroom unit mix put it squarely within the kind of property Royale Stays' Airbnb management services are built for: furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, all handled from a management fee starting at 15%. Owners considering a Horizon Tower apartment for short-term letting can get a free property assessment by submitting their property directly.

Because Horizon Tower is a standard freehold residential building rather than a hotel-branded or serviced-apartment property, holiday-home permitting follows the normal Dubai Department of Economy and Tourism route: see Royale Stays' holiday home permit guide for the full process.
