About Marina View Tower B

Marina View Tower B is one of two mid-rise buildings that together make up Marina View Towers, a residential complex on the Dubai Marina waterfront developed by New City Developers. The complex's twin buildings, Tower A and Tower B, share an architect, Eng. Adnan Saffarini, though Tower B is the shorter of the pair at 12 storeys against Tower A's 24.

Construction on both towers began in 2005. PropSearch's own building-guide text for Marina View Tower B states the buildings were "finished for handover in 2008", a date independently confirmed by Bayut; a separate summary box on PropSearch's own complex-level page shows 2007, an internal inconsistency on that single source, so this guide uses the two-source-agreed 2008 completion date rather than the outlier. Together, the two towers hold 410 freehold apartments and duplex penthouses, per PropSearch and Bayut.

Location & Nearby Landmarks

Marina View Tower B sits within Dubai Marina, close to Sheikh Zayed Road, Dubai Marina Mall and DMCC Metro Station, per Bayut's building profile. Royale Stays actively manages Airbnb properties across Dubai Marina, and owners at Marina View Tower B are covered under the same Dubai Marina Airbnb management service used across the rest of the community.

Other Dubai Marina buildings Royale Stays manages separately include Trident Waterfront, Bunyan Tower and Marina Diamond 6, each with its own building guide. Marina View Tower A, the complex's taller 24-storey sibling, does not yet have its own dedicated Royale Stays guide as of this page's publication. For a wider view of pricing and demand across the whole area, Royale Stays' ROI calculator can model a specific unit's numbers.

Unit Types

Marina View Tower B offers studio, one, two and three-bedroom apartments, plus penthouses and duplex villas, per PropSearch and Bayut. Sources differ slightly on the largest layouts: PropSearch describes four-bedroom penthouses and duplex villas, while Bayut lists penthouses of up to five bedrooms, so this guide describes them simply as penthouses and duplex villas rather than picking a single bedroom count.

Amenities

Residents across Marina View Towers have access to a fully equipped health club, sports gym, spa, jacuzzi, a temperature-controlled swimming pool, a children's play area, sunbathing areas, a multipurpose sports hall and 24-hour security, per PropSearch and Bayut. The building is pet-friendly, per Bayut, though owners should confirm the current pet policy with building management before moving in.

Transportation & Access

Marina View Tower B sits just off Sheikh Zayed Road, Dubai Marina's main arterial connection to the rest of the city, with Dubai Marina Mall and DMCC Metro Station both nearby, per Bayut. Dubai International Airport is roughly 25 to 30 minutes away by car depending on traffic, broadly consistent with other Dubai Marina buildings.

Real, dated Dubai Land Department sale transactions registered under Marina View Towers B show recent activity. A 739 sq ft one-bedroom unit sold for AED 1,575,000 (AED 2,132 per sq ft) on 29 July 2026. A smaller 613 sq ft one-bedroom unit sold for AED 1,530,000 (AED 2,496 per sq ft) on 20 July 2026, both per PropSearch's published Dubai Land Department transaction data.

Airbnb / Short-Term Rental Income Potential

Dubai Marina is one of Dubai's best-performing short-term rental areas. Across the area, a professionally managed one-bedroom apartment typically earns around AED 16,400 a month on Airbnb, per Royale Stays' Dubai Marina area guide. Building-specific listing activity for Marina View Tower B was not independently broken out during this research pass, though third-party short-term rental listings covering the wider Marina View Towers complex do appear on booking.com, a real demand signal rather than something Royale Stays operates itself.

Short-term letting anywhere in Dubai, including at Marina View Tower B, needs a valid DTCM holiday-home permit before taking bookings, alongside professional photography, dynamic pricing, round-the-clock guest communication, housekeeping between stays and owners-association coordination. Royale Stays runs the full operation for owners here for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, with a single monthly statement covering revenue, fee, costs and net transfer.

Marina View Towers is developed by New City Developers, a private developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that Marina View Tower B apartments can't be run as licensed holiday homes. Owners ready to move forward can submit their property for a free earnings estimate.
