About Murjan 3

Murjan 3 is a residential tower in Jumeirah Beach Residence (JBR), developed by Dubai Properties Group (also referenced as TECOM Group in some listings). It is one of six individually numbered towers that make up JBR's Murjan Cluster, alongside Murjan 1, Murjan 2, Murjan 4 (also marketed as Royal Beach Residence), Murjan 5 and Murjan 6, each a physically distinct building with its own layout and unit mix.

The building holds a mix of studio, one, two, three and four-bedroom apartments, with the Murjan complex also including larger four and five-bedroom penthouse layouts. Royale Stays does not have an independently confirmed floor count or completion year for Murjan 3 specifically (available figures trace to a single lower-quality source pair and are not independently corroborated), so this guide does not state either.

Location & Nearby Landmarks

Murjan 3 sits within JBR's Murjan Cluster, roughly a 7-minute walk from JBR Beach and The Walk, JBR's beachfront promenade of restaurants, cafes and retail. Dubai Marina Mall in neighbouring Dubai Marina is about a 12-minute walk away. For area-level context across all of JBR's clusters, Royale Stays' guide to Airbnb management across JBR covers licensing and demand across the wider district.

Murjan 3 joins Royale Stays' wider JBR coverage, alongside Murjan 1 and Murjan 6, its nearest same-cluster siblings that Royale Stays has covered separately, plus Sadaf 4 in JBR's neighbouring Sadaf cluster. Murjan 2, Murjan 4 (Royal Beach Residence) and Murjan 5 are further towers in the same cluster not yet covered individually on royalestays.com.

Unit Types

Murjan 3 offers studio, one, two, three and four-bedroom apartments. Across the wider Murjan complex, listings also include four and five-bedroom penthouses. Royale Stays does not have an independently confirmed, per-unit-type size breakdown specific to Murjan 3, so this guide does not state individual square footage figures for the building.

Amenities

Residents have access to a swimming pool, a fully equipped gymnasium, covered basement parking with a dedicated visitor parking management system, 24-hour concierge and security, and direct or near-direct beach access, in line with the standard amenity package shared across JBR's Murjan Cluster towers.

Transportation & Access

JBR is served by the Dubai Tram, with a stop a short walk from Murjan 3, and the Dubai Marina Metro station within a comfortable distance for onward Dubai Metro connections. The building's Murjan Cluster position also puts Sheikh Zayed Road within easy reach for driving, with Dubai International Airport around 30 minutes away by car depending on traffic.

Royale Stays does not have independently verified Murjan 3-specific sale or rental transaction figures at the time of writing, so this guide does not state a per-square-foot price for the building. Owners can model their own unit's numbers with Royale Stays' ROI calculator, or compare against the wider JBR market via Royale Stays' other numbered-tower guides.

Airbnb / Short-Term Rental Income Potential

Royale Stays manages short-term rentals across JBR, and published area-level figures for JBR put gross annual booking revenue at roughly AED 100,000 to 130,000 for studios, AED 145,000 to 195,000 for one-bedroom units, AED 210,000 to 300,000 for two-bedroom units and AED 330,000 to 480,000 for three-bedroom units. Royale Stays does not currently have Murjan 3-specific booking data to draw on, so these figures reflect JBR generally rather than claiming a nightly rate or occupancy figure for this particular building.

Renting a Murjan 3 apartment short-term needs a DTCM holiday home permit, professional photography, dynamic pricing, round-the-clock guest communication, housekeeping between stays, and owners-association coordination. Royale Stays runs the full operation for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, with a single monthly statement covering revenue, fee, costs and net transfer.

Dubai Properties Group is a government-linked master developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that Murjan 3 apartments can't be run as licensed holiday homes. The wider operational approach is covered in Royale Stays' guide to Airbnb property management in Dubai. Owners ready to move forward can submit their property for a free earnings estimate.
