Property records put the building at around 117 residential units, together with ground-floor retail space. Unit mix is a genuine point of disagreement between sources checked for this guide: the developer's own project page and Dubai Land Department-based transaction data both list studio, one-, two- and three-bedroom apartments, while two other broker platforms list only studio, one- and two-bedroom categories with no three-bedroom units shown. Royale Stays discloses both rather than picking one, since the two sets of records disagree.

A smaller set of listings shows larger units up to around 1,162 sq ft, which is consistent with a three-bedroom layout though not every source labels it as such. No floor-plan diagrams are included here since these are typically the developer's or broker's proprietary material and buyers should confirm the exact unit type against their own title deed.
