About Hartland Waves

Hartland Waves is a Sobha Realty-developed residential tower in the waterfront district of Sobha Hartland, part of Mohammed Bin Rashid City (MBR City). Standing 35 to 36 storeys depending on the source consulted, it was the first tower built along the waterfront side of the Sobha Hartland community, with construction running from January 2021 to a 2023 completion, ahead of the original schedule. The building is fully handed over and actively trading on the resale market today, registered with the Dubai Land Department as Sobha Hartland Waves.

Worth clearing up early: Hartland Waves is not the same project as Waves Grande or Waves Opulence, two separate sister towers in the same Sobha Hartland "Waves" waterfront family, and it has no connection to Waves Tower by Kasco in Business Bay or The Waves Tower in Dubai Marina. All four use some form of "Waves" in the name; all four are different buildings in different parts of Dubai.

Location & Nearby Landmarks

Hartland Waves sits inside Sobha Hartland, a master-planned community central to MBR City. Per the developer's own published drive times: about 13 minutes to Business Bay, 14 minutes to The Dubai Mall, 16 minutes to Burj Khalifa and Downtown Dubai, and 15 minutes to Dubai International Airport, with two international schools a few minutes from the building and Ras Al Khor Wildlife Sanctuary and Meydan Racecourse nearby. Those figures are the developer's marketing numbers rather than a mapping tool's, so treat them as a rough guide. Royale Stays' Sobha Hartland Airbnb management guide covers the wider community's short-term rental picture.

Other Sobha Hartland buildings covered separately on royalestays.com include The Crest Tower A and Sobha Hartland Greens Building 5, both elsewhere in the masterplan, plus Sobha Creek Vistas, the community's twin-tower complex nearby.

Unit Types

Apartments here come in one and two-bedroom layouts only, ranging from roughly 486 to 969 square feet across several floor plan types on the developer's own plans. There are no studios and no three-bedroom-plus units in this building, which keeps the resident profile tilted toward couples, singles and small families rather than larger households.

Amenities

Residents get the wider Sobha Hartland amenity package on top of the building's own facilities: an infinity pool, a gym, a barbecue area, a kids' play zone and landscaped leisure space, with a cycling track and sports arena nearby in the community. Covered parking, fitted wardrobes and floor-to-ceiling windows are standard across the tower.

Transportation & Access

Sobha Hartland is a drive-first community: Al Ain Road and Ras Al Khor Road are the practical arteries, and there is no Metro station within realistic walking distance of the community's interior. Business Bay and Downtown Dubai sit within a 13 to 16-minute drive by the developer's own figures, which matches the community's positioning as a quieter base close to, rather than inside, the central districts.

No independently verified rental or sale figure specific to Hartland Waves was available when this guide was researched, so none is quoted here rather than repeating a marketing estimate. Owners weighing a specific unit's numbers can run their own scenario through Royale Stays' ROI calculator with the figures they actually have.

Airbnb / Short-Term Rental Income Potential

MBR City and Sobha Hartland are not currently in Royale Stays' managed portfolio, so no direct earnings or occupancy figures exist for Hartland Waves specifically, and this guide does not invent any. What the live market does show: apartments in this building already appear on mainstream booking and serviced-apartment platforms, including a corporate serviced-apartment aggregator and at least one unit-level booking listing found in live search results, which points to real short-term rental demand already existing at the building level.

Any owner pursuing short lets in Dubai needs a DTCM holiday home permit, and in a building run by a community management company the permit is typically arranged through that management company rather than applied for independently. Royale Stays manages properties from a 15% fee, covering furnishing, photography, pricing, guest communication, check-in and maintenance, across its current managed areas.

The wider operational approach is covered in Royale Stays' guide to Airbnb property management in Dubai. Owners can submit their property to ask whether coverage extends to their building.
